Construction Update: Manhattan West

Superstructure is rising at Two Manhattan West, the second new office tower at Brookfield Properties' Manhattan West. The tower is part of the six building mixed use mega-development adjacent to the new Hudson Yards neighborhood. Skidmore, Owings and Merrill (SOM) led the design of the 58-story tower, which features a tapered massing with a glass curtain wall facade. One Manhattan West, an adjacent 67-story office tower of similar design opened last year at the northeast corner of the site.

Pendry Hotel
A 164-room luxury hotel operated by Pendry Hotels is currently rising on the northern boundary of the Manhattan West development. Also designed by SOM, the 281-foot-tall tower features a fluted glass curtain wall.

One of the standout projects of New York’s recent construction boom is Alexico Group and Hines’ 56 Leonard, the 145-unit, 830 foot tall residential tower in the Tribeca neighborhood of Manhattan. Designed by Herzog & deMeuron, the tower is often affectionately referred to as the Jenga tower for its massing of stacked floor plates with a multitude of alternating balconies that resembles the stacked block game.
While the majority of the tower's floor plates alternate the balcony locations on every other floor in an A/B pattern, the upper floors of the tower are designed with a less homogeneous variation. Each of the final 11 floor plates are unique, creating variations in how each floor overhangs or recedes from the other.
Penthouse
The penthouses on the top 11 floors feature 14 foot floor-to-floor ceilings, a kitchen with a Herzog & de Meuron custom-designed grand piano-shaped island and a custom-sculpted range hood, a sculptural white enameled steel wood burning fireplace, a five-fixture master bathroom of travertine and Thassoss marble with radiant heated floors, and multiple terraces with panoramic views of the city.

Construction has wrapped up at Alchemy Properties' 24-story residential condo tower The NOMA in the NoMad neighborhood. Designed by FXCollaborative, the tower features a facade of brick and industrial style window wall that ties the building to its surrounding context.

Construction Update: 150 Wooster

Construction has wrapped up at 150 Wooster, an 8-story residential building developed and designed by KUB Capital. The building replaces a 1-story retail structure and parking lot and required approval from the Landmarks Preservation Commission due to its location in the historic SoHo neighborhood.

The Wooster Street facade features a pallet of materials inspired by the neighborhood. Indiana limestone framed punch windows are set in a field of handmade Petersen bricks from Denmark. The storefront and residential entry base, as well as the cornice, feature cast iron details.

The building offers five full floor residences and a duplex penthouse at the top two floors. Two retail spaces at 5,000 square feet each are located at the ground floor.

Construction has wrapped up at World Wide Group and Rose Associates' 252 East Fifty Seven tower in the Midtown East neighborhood of Manhattan. Led by architects SOM and SLCE, the design of the 65-story residential tower features a concave slice that rips vertically through the three street facing facades, expanding in size as it rises. The special curved glass employed for the feature required fabrication in Italy.

Penthouse Residence
The tower will include 169 rental units on the lower floors and 95 condo units above, starting on the 36th floor. Interiors are designed by Daniel Romualdez Architects and features custom Eggersmann kitchens and bathtubs from the architect. The views from the top floors feature a panoramic view of Manhattan as well as the Brooklyn and Queens waterfront. Central Park is visible to the north and many iconic landmarks to the south, including the Chrysler Building and One World Trade.

At the northwest corner of Central Park, construction is complete at the final site surrounding Frederick Douglass Circle, Circa Central Park. Designed by FXCollaborative, the 11-story, 38-unit residential condo building at 285 West 110th Street replaces a former gas station. Developer Artimus Construction has helmed numerous projects in Morningside Heights and the larger Harlem neighborhood, including 5th on the Park and the renovation of the Corn Exchange Building.

FXCollaborative's design features a massing that follows the concave curve of the site's southern perimeter and steps down from west to east with cascading private terraces. A faceted glass curtain wall on the southern facade affords ample light and Central Park views while the vertical and horizontal fins mitigate solar heat gain in the units. When viewed from the west, the vertical fins appear orange, while a view from Central Park reveals a green tone on the opposite side. Floor slabs are expressed on the facade with white metal spandrel panels that include thickened c-channel profiles.

On the northern half of the site, the facade shifts to a punch window and brick wall assembly that references the neighboring masonry structures. Two gray tones of brick clad the two main volumes of the northern massing, with a darker blend at the lower volume and a lighter blend at the upper volume on the northwest corner.

Construction nears completion at Related's 520 W 28 residential condo tower. Designed by Zaha Hadid Architects, the 11-story, 40-unit condo flanks the western edge of the High Line at 28th Street.

The façade features a hand-rubbed metal screen that functions as a finished cover for the concrete slabs and the spandrel glass portions of the window wall. Hadid uses the slab covering as an opportunity to express and emphasize the softened edges at the corners and create the building's signature element of floors that meld with walls. The intricacy of their shapes require a technological artisanry, as they are formed by unique, laser cut pieces.

The 4,200 square foot residence 28 offers 4 bedrooms and 4 baths, with an additional powder room housed in a free standing enclosure. Hadid's design style is evident throughout the interiors, including the kitchen which features an island of sculpted white marble and high gloss formed millwork and Boffi cabinetry. Along with a master bedroom suite with two walk-in closets, each of the three secondary bedrooms offer en-suite bathrooms. A 257 square foot balcony off of the east facing family room and kitchen offers views north and south along the High Line.

Zaha Hadid's signature style is also evident throughout the building's amenity spaces as well. The residential lobby includes a 34-foot feature wall with Hadid's sculptural forms serving as artwork, along with a sculptural concierge desk and furniture designed by the architect. A lounge and entertainment suite open onto a High Line facing terrace. Hadid's signature curves carve openings into the walls of the wellness level amenities, providing glazed entries and views into the 75-foot saline-system swimming pool, private spa, and fitness center.

Construction is wrapping up at Madison Square Park Tower, the 65-story, 777-foot residential condo tower from developer Bruce Eichner of The Continuum Company. Prolific New York architects Kohn Pedersen Fox are responsible for the design of the Flatiron District tower.

Nestled mid block amongst the low-rise masonry and stone buildings typical of the neighborhood, the tower's five-story base will be clad in granite. The granite coursing and bronze detailing of the entry doors and canopy will tie into the neighborhood context and welcome the tower's residents and guests.

55th Floor Model Residence
From the 75-foot wide granite base, the glass tower rises towards its 777-foot apex, tapering outward on the western façade to a final width of 125 feet. The tower's floor-to-ceiling glass cladding offers panoramic views of New York and New Jersey. Eighty-three residences are offered in a variety of configurations from simplex, duplex, full-floor and penthouse homes. Interiors designed by Martin Brudnizki Design Studio take inspiration from the Art Deco and Modern precedents of the neighborhood.
The 4,651-square-foot, full-floor residential unit at the 55th floor will offer four bedrooms and four bathrooms. A living and dining room at the northwest corner and a master bedroom at the northeast corner will offer panoramic views of the Midtown skyline, including the prominently featured Empire State Building. A master bathroom at the southeast corner and a secondary bedroom at the southwest corner will offer similarly expansive views of the Lower Manhattan skyline. The kitchen features custom Molteni cabinetry and integrated appliances by Sub-Zero and Miele, with Waterworks fixtures and Nanz hardware.

Residents are beginning to move in at 325 Kent, the first residential project of Two Trees' Domino Sugar development on the Williamsburg waterfront in Brooklyn. The master plan for the Domino Sugar site calls for 2,800 apartments spread over four new residential towers, the renovation and conversion of the refinery building into an office complex, and a waterfront park by High Line designers Field Operations.

SHoP Architects led the design for 325 Kent, which is composed of two 16-story towers connected by a podium and a bridge at the top three floors. Perforated copper panels clad the five-story podium, with similarly perforated zinc panels cladding the two towers and connecting bridge above.

325 Kent will offer 522 residential rental units, including 104 units designated affordable for low income residents, ranging in size from studios to two-bedrooms. Apartments offer views of Manhattan, Brooklyn, and the central courtyard that sits atop the roof of the podium. Along with the typical high end appliances, custom cabinetry, and hardwood floors, many of units feature private balconies looking onto the interior courtyard or private terraces created by the stepped massing of the east tower facades.

Construction Update: Kew Gardens Hills Library
Northwest corner.
Construction is wrapping up at WORKac's Kew Gardens Hills Library in Queens, a replacement of an older library in the neighborhood. The one-story structure is clad in GFRC (Glass Fiber Reinforced Concrete) panels cast in a curtain-like form of vertical folds. This solid surface pulls up at the northwest and southwest corners to allow for a glass façade that provides light and views for the open rooms for adults, teens, children and staff that line the perimeter. The customary book shelves occupy the center and east perimeter of the interior.
