Construction has wrapped up at the 21-story residential condo tower The Harper on the Upper East Side by the developer Izaki Group Investments. The tower sits mid-block on the south side of East 86th Street between First and Second avenues. Designed by ODA, the tower’s massing features an eroded volume at the topmost floors and cantilevered bay windows on the east facade that overhang an existing five-story building. The facade is clad in limestone panels and large floor-to-ceiling windows.

Construction has wrapped up at Lightstone’s 40 East End Avenue, a 20-story residential condo tower on the Upper East Side. Designed by Deborah Berke Partners with Gerner Kronick + Valcarcel Architects, the tower is clad in precast panels with brick as the primary exterior finish material and shaped precast concrete spandrels at floor slabs. Large casement windows, many of which include Juliette balconies, allow for generous light and views. The upper penthouse floors are clad in precast concrete panels and feature a stepped massing that allows for private terraces at each floor.

Construction Update: 412 East 90th Street - Spence Athletic and Educational Facility

Construction is wrapping up at The Spence School’s new six-story athletic athletic and ecology center Spence 412 on the Upper East Side. Designed by Rogers Architects, the 58,000 SF structure houses a regulation-size gymnasium for volleyball and basketball with seating for 450 spectators, nine squash courts, student center, multipurpose room for the performing arts, an ecology center with teaching lab and kitchen, greenhouse, and outdoor rooftop space. Due to COVID, the school has temporarily converted the building into classroom space for grades 6-8.

The north facade features a glass curtain wall, most of which is textured to allow for daylight in the interiors while offering privacy from the exterior. Additional daylight control and privacy comes from the vertical metal fins.

Construction has completed at Citizen 360, Anbau’s residential tower on the Upper East Side. Designed by SHoP Architects, the 34-story condo tower features a 7-story podium clad in glass, metal, and stone which transitions to brick cladding at the tower. Vertical bands of glass are arranged in a varied pattern throughout the facade, creating variety that contrasts with the regularized grid of windows on the adjacent towers.

Construction Update: Koch Center for Cancer Care

Northwest corner from East 74th Street.

Construction is underway at the Koch Center for Cancer Care, which will feature two science and medical facilities sharing a single site on the Upper East Side waterfront. Memorial Sloan Kettering will offer outpatient treatment programs with its 750,000-square-feet cancer care facility. CUNY-Hunter College will house academic science and nursing facilities in their 336,000-square-foot Science and Health Professions building.

The building massing breaks down what would be a dense extruded volume into a series of smaller, interconnected chunks. Voids in the overall massing allow for outdoor terraces.

Facade installation is underway at the east and south facades. The facade features terra cotta and glass panels of varying sizes that create a vertically oriented pattern. Vertical terra cotta fins of varying depths also contribute to the pattern while offering shade and mitigating the effects of solar heat gain and glare.
