Construction Update: 44-54 Ninth Avenue

Construction scaffolding is coming down at Tavros Capital’s 44-54 Ninth Avenue in the Meatpacking District of New York. Designed by BKSK Architects, the development includes the restoration and renovation of two existing structures and a new 9-story infill structure behind. When completed, the development will offer ground floor retail and office space in the restored and new structures.

Both existing structures, the three-story that fronts Ninth Avenue and the four-story fronting West 14th Street, will have the stucco removed from their facades to reveal the original brick. For the structure fronting Ninth Avenue, the original shutters and slate roof will be restored, along with a reconstruction of the original light well chimneys.

For the new infill volume, the facade consists of a custom matte glazed terracotta screen by Cladding Concepts with an aluminum and glass window wall behind. The rectangular grid of the terracotta screen features vertical members that vary in width by floor, transitioning from 18” at the fifth floor to 6” at the eighth floor.

Construction Update: The Keller at 150 Barrow

Looking up at the south facade.

Facade installation is wrapping up at Aurora Capital Associates’ residential condo building The Keller at 150 Barrow in the West Village. Designed by BKSK Architects, the two-building development includes a new seven-story structure clad in white brick and large windows with brass toned metal accents. An adjacent structure, the former Keller Hotel building from 1898 by Julius Munckwitz, is currently undergoing a gut interior renovation.

Construction Update: 470 Columbus - Charlotte of the Upper West Side

Facade installation is wrapping up at The Roe Corporation’s residential condo building Charlotte of the Upper West Side at 470 Columbus. Designed by BKSK Architects, the facade features red brick and fins of Italian-made terra-cotta with a iron-spot finish by Ceipo. These facade elements are part of the building’s overall Passive House design, which typically leads to a reduction in energy usage of up to 90 percent for heating and cooling and exceptional air quality. Each residence has its own individualized ventilation and heating and cooling system.

Construction Update: 22 BOND

Facade installation is underway at 22 BOND, a 11-story residential condo building in NoHo from developers Second Development Services and Richport Group. Designed by BKSK Architects, the facade features floor-to-ceiling glass and 18-inch corten steel fins. The building will offer six residences with ceiling heights ranging from 10- to 22-feet.

Construction Tour: Tammany Hall

December, 2018.

Once the headquarters for Tammany Hall, the landmarked structure at 44 Union Square is undergoing an extensive renovation by BKSK Architects. The 1929 neo-Georgian building’s brick and limestone exteriors will be preserved, with a wholesale renovation of the interiors. In recent years the building served as a theater and a film school, but will now be converted into office and commercial space. At the roof, a new metal and glass domed addition is taking shape, recalling a turtle that the Lenape Chief Tamanend stands upon, part of the historic symbolic roots of the Tammany political organization which promoted nation-building ideals of the Revolutionary War period.

Construction scaffolding is coming down on the Broadway facade of 1 Great Jones Alley, Madison Realty Capital’s 12-story residential building in the NoHo neighborhood of Manhattan. Designed by BKSK Architects, the facade references the brick and cast iron context of the neighborhood with its own brick and glass primary facade and secondary screen of terra-cotta fins.

Building Tour: 11 Beach

Southwest corner at Varick Street and Beach Street.

Construction is wrapping up at HFZ Capital Group's 11 Beach, an office to residential conversion in the Tribeca neighborhood. Once home to the likes of Miramax Films, the conversion of the 10-story building into residential condos is led by BKSK Architects. Thomas Juul-Hansen is overseeing the interior design of the 27 residences. Both designers have worked on luxury buildings both new and conversions throughout the city that tap into its historical industrial style.

On the outside, the light tan brick facades of the building's three street frontages remain, though the narrow windows have been replaced by new units that span two openings. Terra cotta replaces brick at the horizontal spandrels, which help to give the façade verticality as the remaining brick reads as vertical piers. A rusticated brick base and a new forged metal canopy will greet residents at the Beach Street residential entry. At the roof, residents will be able to take in dramatic views of Lower Manhattan, as well as access to a landscaped garden.

As part of the conversion from the deep floor plates of the 1910 office building, a courtyard atrium was added to provide further light and air for the residential units. The design incorporates windows of varying sizes punched into exterior walls clad in bow-tie, hand-glazed terra cotta tiles from Italy.

At the base of the atrium will be an origami-shaped glass pyramid roof that encloses the fitness center below, making for a dramatic workout space. The entry lobby will also feature views of the sculptural enclosure of the atrium. Besides the fitness center, other amenities will include an outdoor roof deck, children's playroom and storage rooms.

Residential unit types range from simplex loft residences at three- to five- bedrooms and triplex townhouses, with duplex penthouses at the top floors. Oversized glass casement windows allow for dramatic views of Lower Manhattan.

Construction is slated to wrap up sometime this year, bringing another restored piece of history to the TriBeCa neighborhood.

529 Broadway

Construction has finished at Aurora Capital Associates' 529 Broadway. Situated at the corner of Spring Street and Broadway in SoHo, the BKSK designed building rises six stories and contains 44,000 square-feet of commercial space. Nike has leased the entire building and earlier this month opened an expansive flagship store.

The building replaces a recently demolished two-story warehouse structure from 1936. Landmarks approved the plans in September of 2013 with unusually positive remarks, due in part to the terracotta and glass façade design. Openings on the southern façade along Spring Street gradually increase in size from left to right, allowing for more glazing at the Broadway corner. Terracotta panels clad the vertical columns and the horizontal bands which transition from deep spandrels to thin blades at the Broadway corner.
