Facade installation is progressing at Witkoff Group and Apollo Global Management’s 51-story residential rental tower The Brook at 589 Fulton Street. Designed by Beyer Blinder Belle, the 575-foot-tall tower’s facade features a curtain wall of floor-to-ceiling windows and light bronze toned metal panel. When completed, the development will offer 591 rental units and two floors of amenities for the residents.

Construction Update: Brooklyn Tower at 9 Dekalb

Facade installation is nearing completion at JDS Development Group’s residential supertall Brooklyn Tower at 9 DeKalb in Downtown Brooklyn. Designed by SHoP Architects, the 93-story tower rises 1,066 feet and sits next to the landmarked Brooklyn Dime Savings Bank built in 1929.

SHoP Architects’ massing design of interlocking hexagonal extruded volumes draws on the hexagon motif of the adjacent bank’s floors and ceiling ornamentation. Curtain wall panels of floor-to-ceiling glass, blackened metal, and bronze colored metal clad the tower.

The tower offers 150 residential condos on the 53rd floor and above, with units ranging in size from studios to 4-bedrooms. Below the 53rd floor, the tower will offer 400 residential rental units, with 120 of those units falling under the affordable housing program.

Construction Update: 141 Willoughby

Facade installation is nearing completion at Savanna Real Estate’s office tower 141 Willoughby in Downtown Brooklyn. Designed by Fogarty Finger, the tower’s facade features a curtain wall of floor-to-ceiling glass and bronze toned metal panel. The expression of the horizontal banding between glazing increases in height from the ground floor to the roof, ranging from one floor to five floors between the horizontal bands of bronze.

Tour: One Clinton

Interior construction is nearing completion at One Clinton, Hudson Companies’ 36-story residential condo tower in Brooklyn Heights. Designed by Marvel Architects, the tower replaces the former Brooklyn Heights Library that previously occupied the triangular site. The library will get a new home in the base of the tower and join other retail tenants Brooklyn Roasting Company and a collection of Smorgasburg food vendors, along with a STEM research center.

The tower facade features a gridded design and is clad in a limestone panel with bronze accents.

Inside, the project offers 133 residential units ranging in size from two to five bedrooms. Residents will have access to amenities that include a sky lounge with outdoor terrace, fitness center, children’s indoor and outdoor playrooms, screening room, music rehearsal space, bicycle storage, and underground parking spaces for purchase.

Superstructure has surpassed the 12th floor at JDS Development Group’s residential supertall tower 9 DeKalb in Downtown Brooklyn. Designed by SHoP Architects, the 73-story tower sits next to the landmarked Brooklyn Dime Savings Bank. The tower will be clad in glass and bronze and offer 500 residential units.

Construction Tour: 90 Sands Street

Supportive housing provider Breaking Ground is set to turn a former hotel for the Watchtower Bible and Tract Society into permanent supportive and affordable apartments for formerly homeless and low to moderate income individuals. Located at 90 Sands Street in Downtown Brooklyn, the 29-story tower was built in 1992 to house members of the Jehovah’s Witness. As part of a larger selling off of the Jehovah’s Witness’ assets in Downtown Brooklyn, the building was sold in 2017 and eventually acquired by Breaking Ground from RFR in 2018.

The current plan to repurpose the former hotel requires approval through the Uniform Land Use Review Procedure (ULURP) given the site’s zoning for manufacturing use. When completed, the Beyer Blinder Belle led renovation will offer 507 residential units ranging from studios to 1-bedroom apartments. Residents will have access to a range of health and employment services as well as a multipurpose room for community events and meetings, a digital library, a fitness room, and plaza space for public use. Breaking Ground will also seek out community serving uses for the existing vast spaces at the lower levels for meetings and food service that were built for the hotel. Before construction begins later this year, I was given a tour of the building which has not been altered since the Jehovah’s Witness moved out in 2017.

Construction Tour: 11 Hoyt

Facade installation is ongoing at Tishman Speyer’s 11 Hoyt residential condo tower in Downtown Brooklyn. Designed by Studio Gang Architects, the 57-story tower features a facade of precast concrete panels shaped to create the scalloped edges that migrate across the tower like waves. The scalloped panels allow for the expansion of the living space and will provide built-in seating at the eight-foot-tall windows. Superstructure has surpassed the three quarters mark and facade panels have been installed on the lower half of the tower. Sales are underway for the studio-to-four-bedroom condos.

Amenities

At the base of the tower, a third-floor Park Club will offer residents a fitness center, pool, spa, a co-working lounge, salon lounge, playroom, and adjacent private outdoor park. A Sky Club on the 32nd floor will feature private dining and entertainment spaces with panoramic views of Brooklyn and Manhattan.
