Facade installation is nearing completion at Front and York, a 21-story residential development by CIM Group and LIVWRK at 85 Jay Street. Designed by Morris Adjmi Architects, the 1.2-million-square-feet project features an 8-story podium and a tower at the northeast and southwest corner of the massive Brooklyn site. Rental apartments will be located in the podium, while one-to-four-bedroom condo units will occupy the two towers.

Custom Glen-Gery bricks and divided light windows clad the podium and towers. A scalloped, custom molded GFRC superframe, handcrafted in the Hudson Valley, overlays the facade in a 6 bay tall grid.

Residents will have access to a range of amenities on the 8th floor podium roof terrace including a co-working lounge, media lounge, game room, music room, kids playroom, party lounge, chef’s kitchen, bar and billiards room, wine room, coffee lounge, outdoor screening area, and outdoor pool with grilling area. A three level Life Time Fitness flagship will offer an indoor pool, full-size basketball court, fitness floor, five studios, and space for personal and small group training. Other amenities include a porte-cochere and driveway and the largest residential garage in DUMBO.
A half acre Private Park will occupy the center of the development at the ground floor. Michael Van Valkenburgh Associates, landscape architect for the nearby Brooklyn Bridge Park, is leading the design of the tiered park.

Construction Tour: 1568 Broadway - TSX Broadway

Demolition is ongoing at 1568 Broadway, former home of a Double Tree Suites by Hilton, in Times Square. Led by developers L&L Holding Company in partnership with Fortress Investment Group, the previous structure will be replaced by a 46-story mixed use tower with a 699-room hotel, 75,000 square feet of experiential retail on 10 floors, and a $50 million renovation of The Palace Theater.

At 105 years in operation, the Palace Theater is among the earliest surviving theaters in Times Square. As part of the new development, the theater will be lifted 30 feet up to the third floor and undergo a renovation that will refurbish the ornate plaster, historic preservation of the existing interior, acoustical isolation, technology modernization, new lobby with a bar and box office, new marquee, new grand entrance, and 10,000 square feet of additional back-of-house space.

Construction Update: 412 East 90th Street - Spence Athletic and Educational Facility

Construction is wrapping up at The Spence School’s new six-story athletic athletic and ecology center Spence 412 on the Upper East Side. Designed by Rogers Architects, the 58,000 SF structure houses a regulation-size gymnasium for volleyball and basketball with seating for 450 spectators, nine squash courts, student center, multipurpose room for the performing arts, an ecology center with teaching lab and kitchen, greenhouse, and outdoor rooftop space. Due to COVID, the school has temporarily converted the building into classroom space for grades 6-8.

The north facade features a glass curtain wall, most of which is textured to allow for daylight in the interiors while offering privacy from the exterior. Additional daylight control and privacy comes from the vertical metal fins.

Facade installation is wrapping up at Columbia Property Trust’s office building 799 Broadway in Greenwich Village. Designed by Perkins + Will, the 12-story office building features angled floor plates that allow for outdoor terraces at each floor. A glass and white metal panel curtain wall clads the exterior.

Construction Update: 181 Mercer Street

Facade installation is ongoing at NYU’s 23-story mixed use building 181 Mercer at the northern edge of SoHo. Designed by KieranTimberlake and Davis Brody Bond, the full block structure features faculty and student housing, 58 classrooms, performing arts spaces including a 350-seat theater, a student commons space on the second floor, and athletic facilities at the base. Installation of the pleated glass curtain wall with glare reducing frit patterns is nearly finished at the podium and panels are going up on the towers.

Construction is nearing completion at Amant Foundation’s art campus in East Williamsburg, Brooklyn. Designed by SO-IL, the campus spreads across four structures connected by courtyards and thoroughfares.

An existing marble shop has been converted into 2,000 SF of gallery space and a cafe/bookstore with a new facade of scored clay brick and semi-open galvanized steel channels.

Facade installation is underway at Avdoo & Partners Development’s 12-story residential condominium building at 58 Saint Marks Place in Boerum Hill, Brooklyn. Designed by INC Architecture and Design, the development’s facade will be clad in over 8,000 terra cotta panels and 338 windows. When completed, the project will offer 100 residences ranging in size from studios to 4 bedrooms, with 39 unique residence types. Open space will be included in about 80 percent of the residences. Residents will have access to 19,000 square feet of amenities across 4 levels, including a fitness center by The Wright Fit and a communal garden designed by Terrain.

Superstructure has reached the half way mark at JDS Development Group’s residential supertall tower 9 DeKalb in Downtown Brooklyn. Designed by SHoP Architects, the 73-story tower sits next to the landmarked Brooklyn Dime Savings Bank. Installation of the curtain wall continues at the lower floors with panels of floor-to-ceiling glass, blackened metal, and bronze colored metal.

Construction Tour: 1 Willoughby Square

Facade installation is wrapping up at JEMB Realty’s 1 Willoughby Square, a 34-story Class A office tower rising in Downtown Brooklyn. Designed by FXCollaborative, the 495-foot tall tower will be the firm’s new home on floors seven through nine. The facade of the tower features large 10 by 15 foot window bays, exposed concrete structure, and blue glazed brick spandrels.

A school will occupy floors two through six, with office floors starting above on a setback volume. The rectangular floor plate of the office floors will be free of corner and interior columns, with concrete beams spanning between perimeter columns. Tapered beams at column connections will allow space for HVAC systems and help to minimize impacts on ceiling heights. Circulation and services will be provided by an appendage on the west side of the site, keeping the main office floor unobstructed and offering expansive views from an interior atrium adjacent to the elevator core.

Construction Update: 200 Amsterdam

Construction is wrapping up at SJP Properties’ 200 Amsterdam, a 52-story residential tower on the Upper West Side. Designed by Elkus Manfredi Architects, the tower features a stepped massing at the east facade, allowing for terraces with Central Park facing views. Apartments facing the west will have Hudson River views. The top four floors will offer two duplex penthouses.

Residents will have access to numerous amenities, known as The Club at 200 and The Spa at 200. A private library, club room, lounge and private dining room, outdoor terrace, and children’s playroom will be offered at The Club at 200. Meanwhile, The Spa at 200 will offer a 75-foot saltwater pool, sauna and steam room, fitness center by Wright Fit, and a yoga and pilates studio.
