New Museum Expansion

Northwest corner of the flagship building (center) and the extension (right).

Superstructure is rising at the extension to the New Museum of Contemporary Art on the Lower East Side of Manhattan. Designed by Shohei Shigematsu and Rem Koolhaas of OMA, the seven story structure will sit adjacent to the 2007 SANAA flagship building and include 60,000 square feet of additional program space. The building will include three floors of galleries, additional space for the Museum’s community and education programs, a permanent home for NEW INC, and increased public amenities and improved vertical circulation.

East Side Coastal Resiliency Project

Construction is progressing on the East Side Coastal Resiliency Project, where the first of three new pedestrian bridges to span the FDR highway has been lifted into place. Situated adjacent to the Williamsburg Bridge at Delancey Street, the BIG designed steel bridge will allow for pedestrians to access the renovated waterfront park that will help protect Lower Manhattan from future flooding.

11 Ocean Parkway - One Park Point

Northeast facade from Machate Circle.

Construction is wrapping up on Focus Property Group’s residential rental building One Park Point at 11 Ocean Parkway in the Windsor Terrace neighborhood of Brooklyn. Designed by FXCollaborative, the 13-story residential building sits adjacent to Machate Circle at the southwest boundary of Prospect Park and features a massing that adapts to the curve of the circle. The facade is composed of tan, orange, and grey brick and large punch windows.

Wagner Park Pavilion

Facade fronting onto Battery Place.

Concrete superstructure is rising at the Wagner Park Pavilion, part of the South Battery Park City Resiliency Project to construct a perimeter storm and flood protection system along the park’s boundary. In the wake of the millions in damages the park sustained from Hurricane Sandy in 2012, the Battery Park City Authority has undertaken a redesign of the park to help with future flooding. The level of the landscape and structures will be raised, including the new Wagner Park Pavilion and Robert F. Wagner Park at the southern boundary. Designed by Thomas Phifer and Partners, the fully accessible pavilion will house a community room, restaurant, public restrooms, park storage, and a roof deck with views of the Hudson River and the Statue of Liberty. The project hopes to achieve ILFI Net-Zero Carbon Certification with sustainable features that will include geothermal heating and cooling, stormwater reclamation systems, LED lighting, and a highly insulated building envelope. Completion is expected in 2025.

1 Java Street

Southwest corner of the tower from the pier at WNYC Transmitter Park.

Superstructure continues to rise at Lendlease and Aware Super’s two-tower residential development 1 Java on the Greenpoint waterfront. Designed by Marvel Architects, the 834 rental unit development includes a 37-story tower at the southwest corner of the site and a shorter 20-story tower at the northeast corner. The concrete superstructure of the southwest tower is nearing the halfway mark, including the 3-story sloped concrete columns at the base. Superstructure on the 20-story northeast tower is close to topping out. Facade installation is also underway on both towers, with medium grey precast panels on the northeast tower and white and beige panels on the southwest.

4 Hudson Square - Disney NYC Headquarters

Northeast corner from the intersection of Varick Street and Vandam Street.

Facade installation has wrapped up for everywhere except the ground floor at The Walt Disney Company’s 22-story New York headquarters at 4 Hudson Square in Lower Manhattan from Silverstein Properties. Designed by Skidmore Owings & Merrill (SOM), the full block development features a massing with setbacks that afford terraces for employees and two towers. In total, the development includes 1.2 million gross square feet with floor plates up to 85,000 square feet.

In dialog with the neighborhood’s masonry and stone material palette, the development features a facade of single-, double- and triple-columned green terracotta panels, large picture windows, and bronze toned metal accents.

1 Park Row

Fogarty Finger · Financial District · 2026

Facade installation is ongoing at Circle F Capital’s 23-story mixed-use tower at 1 Park Row in the Financial District neighborhood of New York. The tower anchors the southwest corner of a block adjacent to City Hall Park and is the third contemporary development on the block. Fogarty Finger has led the design of the tower, which will feature a facade of floor-to-ceiling glass windows, including curved glass windows at the southwest corner, and panel cladding the piers and slab edges.

When completed, the tower will include ground floor retail, office space at the lower floors, and 58 condo units ranging in size from 1- to 3-bedrooms with interiors by Paris Forino.

Facade installation is nearing completion at Real Estate Equities Corporation’s commercial office and retail building 1 St. Mark’s Place in the East Village. Designed by Morris Adjmi Architects, the massing of the 9-story project features a rounded corner at the southwest and several setbacks along the west and south facades that will allow for outdoor terraces. The project is clad in a contextual dark tan brick from Belden Tri-State, large floor-to-ceiling windows, and curved glass windows at the southwest corner.

Facade installation is nearing completion on Domain Companies’ two-tower residential development in Gowanus, Brooklyn. Designed by FXCollaborative, the 15- and 20-story towers feature a gold and dark grey toned metal and floor-to-ceiling glass. When completed, the development will offer 360 residential units, with 25 percent set aside for affordable housing. Residential amenities will include coworking space, a lounge, multiple outdoor spaces, a fitness center, a children’s playroom, and bike storage.

430 Main Street - Riverwalk Heights

Southeast corner.

Facade installation is nearing completion at Related Companies and the Hudson Companies’ Riverwalk 9 residential rental tower on Roosevelt Island. Designed by Handel Architects, the 28-story tower is the last of the nine towers in the Riverwalk masterplan. The facade features brick and window wall with metal panel slab caps.

When completed, the tower will offer 253 residential rental units ranging in size from studios to three-bedrooms. Residents will have access to amenities that include an event space, VR game room, and a fitness center with basketball court. An open space with a dog run, grilling areas, and a lawn will be located between Riverwalk 9 and the eighth tower to the north.
