Construction has wrapped up at 168 Plymouth, Alloy’s renovation of two existing structures to residential condominiums in the Dumbo neighborhood of Brooklyn. Designed and developed by Alloy, the project includes two existing interconnected buildings with a shared cellar and courtyard. The 1921 Daylight Factory offers 20 loft style homes with restored concrete beams and columns within its 7-story existing structure and two-story penthouse addition on top. A five-story brick and timber structure from 1891 with a new one-story penthouse offers 18 loft style homes.

The newly constructed penthouse floors atop the Daylight Factory building are clad in a glass curtain wall and feature ceiling heights up to 12’-6”, custom designed RiFRA Italian kitchens, Miele appliances, Dornbracht fixtures, wide white oak flooring, and private rooftop terraces.

Facade installation is wrapping at New Empire’s residential condo building 208 Delancey on the Lower East Side of Manhattan. Designed by ODA New York, the 12-story residential building features a L-shaped massing with rounded corners that afford curved glass interior corners or outdoor terraces for many units. The facade is clad in ribbons of glass and beige brick that reference the existing buildings of the neighborhood. Residents will have access to a collection of amenities that include a residential lobby with adjacent resident lounge and courtyard, fitness center with an outdoor meditation terrace, and a rooftop terrace with an outdoor kitchen.

Front & York

Construction has wrapped up at Front & York, a 21-story residential development by CIM Group and LIVWRK at 85 Jay Street. Designed by Morris Adjmi Architects, the 1.2-million-square-feet project features an 8-story podium and a tower at the northeast and southwest corner of the massive Brooklyn site. Rental apartments are located in the podium, while one-to-four-bedroom condo units occupy the two towers.

Custom Glen-Gery bricks and divided light windows clad the podium and towers. A scalloped, custom molded GFRC superframe, handcrafted in the Hudson Valley, overlays the facade in a 6 bay tall grid.

Residents have access to a range of amenities on the 8th floor podium roof terrace including a co-working lounge, media lounge, game room, music room, kids playroom, party lounge, chef’s kitchen, bar and billiards room, wine room, coffee lounge, outdoor screening area, and outdoor pool with grilling area. A three level Life Time Fitness flagship will offer an indoor pool, full-size basketball court, fitness floor, five studios, and space for personal and small group training. Other amenities include a porte-cochere and driveway and the largest residential garage in DUMBO.

Pier 57

Handel Architects · Hudson River Park · 2022

Construction is nearing completion on the renovation of Pier 57 at the Hudson River Park in Chelsea. The pier originally opened in 1954 as an ocean liner pier for cargo and passenger services. At the time of its opening, the pier was the largest dock construction project by the City of New York.

In it's current renovation, the pier houses anchor tenants Google in a 250,000-square-foot space. Later this year, the James Beard Foundation is slated to open a showcase kitchen, dining and demonstration space, and food hall with vendor kiosks. A two acre public park occupies the roof. The project is led by developers RXR Realty with Youngwoo & Associates and Handel Architects is responsible for the design.

Rooftop Park

A 80,000 square foot public park at the rooftop, designed by Handel Architects in collaboration with !Melk Landscape Architecture, will offer a screening venue for the Tribeca Film Festival.

Google’s Hudson River campus on Pier 57 includes space for 450 employees, adding to the tech company’s New York staff that already totals over 12,000. Diller Scofidio + Renfro led the design of the interiors, along with HLW International.

At the corner of Warren and Bond Street in Brooklyn’s Boerum Hill neighborhood, construction is nearing completion on an 18 unit condo building 450 Warren from Brooklyn-based developer Tankhouse. Led by partners Sam Alison-Mayne and Sebastian Mendez, the firm tapped Brooklyn based designers Jing Liu and Florian Idenburg of SO-IL to craft a building that promotes light, air, outdoor space, and privacy in a clustered massing.

Sustainability serves as a key design element of the project, influencing decisions from the outdoor spaces, exterior wall, and interiors. The exterior wall features a green-toned concrete block and large windows with operables that allow for natural ventilation. Along with private terraces, the project also features a central atrium and two courtyard gardens with native plants maintained by a passive irrigation system.

Residents will also have access to amenities that include a coworking lounge, boutique gym, pet wash, bicycle storage, and onsite parking.

Construction has completed at Trinity Place Holdings’ 77 Greenwich, a 42-story residential condo tower in the Financial District. FXCollaborative led the exterior design of the 500-foot tall tower, with interiors by Deborah Berke Partners. The base of the tower houses a new elementary school that incorporates the renovated Robert and Anne Dickey House, a landmark structure built in 1810.

Starting 150 feet above street level, the residential portion of the tower offers 90 residences ranging from 1 to 4 bedrooms. A pleated glass curtain wall clads the tower and offer views of Lower Manhattan and the harbor.

Model Residences

Kitchens in the Deborah Berke-designed residences feature Poliform custom cabinetry of matte white lacquer, honed Blue de Savoie marble countertops, and Grohe faucets. Living rooms feature floor-to-ceiling windows and wide plank white oak floors.

Bathrooms offer radiant heated white striated marble floors, white porcelain tile walls, floating wax-finished sycamore double vanities, backlit mirrored medicine cabinets, and Hansgrohe fixtures.

Rooftop Amenities and Views

Residents’ will have access to an amenity package that includes a penthouse club level, residents lounge and private dining room with a catering kitchen, children’s playroom, a double height fitness center, and two outdoor terraces.

Columbia University Business School

A new home for the Columbia Business School has opened at the university’s Manhattanville campus in West Harlem. The Business School’s two new structures, the 8-story David Geffen Hall and 11-story Henry R. Kravis Hall, are located on a site to the north of the first phase buildings by Renzo Piano. Totaling approximately 492,00 square feet, the two new buildings double the school’s current square footage. Design on the two buildings is led by Diller Scofidio + Renfro with FXCollaborative and associate architects Aaris Design Architects.

Henry R. Kravis Hall

Kravis Hall features two generous circulation stairs, located at the east and west facades, which link together alternating floors of faculty offices and teaching spaces. Known as The Network, these stairs link lounges, seminar spaces, open-breakout, tiered seating, carrels and informal hang-out spaces at the east facade. A faculty version of The Network is located along the west facade and offers views of the Hudson River. Both circulation stairs also act as vertical structure elements.

The exterior wall, fabricated by Intercom Facades and AZA US (Former AZA-INTERCOM Corporation) with W&W Glass, is designed to express the interweaving of student, faculty, and administrative program. Transparent glass encloses student floors, the Network circulation spaces, and ground floor program. Faculty floors are clad in GFRC (glass fiber reinforced concrete) slab covers and fritted glass that contrasts with the more transparent student spaces. The building’s structure uses “skip truss” steel framing on alternating faculty floors to achieve nearly column-free classrooms.

At the ground floor, the Samberg Commons offers seating for 201 on tiered, undulating seating made of American oak. This space can be transformed to connect with a 199-person dining space on the second floor. The ground floor of Kravis Hall also offers retail space along the building’s 12th Avenue frontage.

Mirroring Kravis Hall, the eight-story Geffen Hall also features a perimeter circulation element at the west facade that connects alternating floors for administrative offices and teaching spaces. A skin of GFRC and fritted glass in a gradient from transparent to opaque clads the facade the fronts the commons and Kravis Hall. Along with MBA teaching spaces, Geffen Hall also houses the Executive MBA program. At the northwest corner of the ground floor, the Cooperman Commons 274-person auditorium space accommodates student and faculty gatherings. The Columbia-Harlem Small Business Development Center on the second floor offers support resources and services to local businesses and entrepreneurs.

Construction is wrapping up on Next Century Partners’ Century Plaza in the Century City neighborhood of Los Angeles. The development includes the restoration of Minoru Yamasaki’s Century Plaza hotel (originally opened in 1966) and two new 44-story towers designed by Pei Cobb Freed & Partners.

Restoration of the 400-room Fairmont Century Plaza Hotel has been overseen by Marmol Radziner with guestrooms and public space interiors by Yabu Pushelberg. The hotel will offer a gourmet café, an American brasserie, a rooftop bar, a 14,000-square-foot spa, and two ballrooms. Along with hotel guest rooms, the restored hotel structure will also offer 63 single-story and townhouse homes designed by Yabu Pushelberg.

Cornell Tech Executive Education Center and Graduate Hotel

Construction has wrapped up at Cornell Tech’s Verizon Executive Education Center and Graduate Hotel. Designed by Snohetta with Stonehill Taylor, the project includes a 18-story hotel and an adjacent 4-story structure for academic conferences, executive programs and academic workshops.

The hotel is run by Graduate Hotels, a chain that operates in college towns throughout the United States. Graduate Roosevelt Island offers 196 rooms for visiting families, academics and visitors in town for campus conventions and events. Amenities include a restaurant, rooftop bar, and flexible event space.
