Williamsburg Wharf

Construction is wrapping up on the first three towers at Naftali Group’s Williamsburg Wharf residential development in Williamsburg, Brooklyn. The five building development will occupy 3.75-acres with over 525 feet of waterfront. Landscape architecture firm SCAPE is leading the design of the green spaces, plazas, and promenade.

One Williamsburg Wharf, the first tower of the development’s first phase, is designed by Brandon Haw with Hill West Architects. The condominium tower offers residences ranging in size from studio to three-bedrooms, with six penthouse units at the tower crown. A second tower and connected podium offers residential rentals ranging in size from studio to two-bedrooms.

Amenities for the residents include a private port cochere with double height motor and pedestrian entryways, private garden, library, co-working lounges with indoor and outdoor spaces, private dining room with kitchenette, private cinema, residents’ lounge, children’s playroom, outdoor terrace, bike storage, and pet grooming. Additionally, the Williamsburg Wharf Resort and Recreation Club will offer a multi-season rooftop, outdoor lounge with a 60-foot pool, seasonal ice skating rink, fitness facilities, yoga and flexible fitness area, lounges, and a basketball court.

Superstructure is nearing topping out on the last of the three towers that will be constructed in the first phase of the development. Curtain wall installation has surpassed the half-way mark of the tower, and features bronze-toned metal and glass panels.

2-20 Malt Drive

Construction has wrapped up at the first phase of TF Cornerstone’s residential development Malt Drive on the Long Island City waterfront. Designed by SLCE Architects, the development includes three residential rental towers across two blocks. The first of the two buildings to open is 2-20 Malt Drive, which stands at 34-stories tall and includes 575 residences, ranging in size from studios to 3-bedrooms. A five story base will contain 3,776 square feet of ground-floor retail space. The project is anchored by a waterfront park designed by SCAPE.

Northeast corner of the east and west towers.

Construction has wrapped up on Domain Companies’ two-tower residential development in Gowanus, Brooklyn. Designed by FXCollaborative, the 15- and 20-story towers feature a gold and dark grey toned metal and floor-to-ceiling glass. The development offers 360 residential units ranging in size from studios to three-bedrooms, with 25 percent set aside for affordable housing. Residential amenities will include coworking space, a lounge, multiple outdoor spaces, a fitness center, a children’s playroom, and bike storage.

Facade installation has wrapped up for everywhere except the ground floor at The Walt Disney Company’s 22-story New York headquarters at 4 Hudson Square in Lower Manhattan from Silverstein Properties. Designed by Skidmore Owings & Merrill (SOM), the full block development features a massing with setbacks that afford terraces for employees and two towers. In total, the development includes 1.2 million gross square feet with floor plates up to 85,000 square feet.

In dialog with the neighborhood’s masonry and stone material palette, the development features a facade of single-, double- and triple-columned green terracotta panels, large picture windows, and bronze toned metal accents.

Tour: Greenpoint Library and Environmental Education Center

It’s opening day for the Greenpoint Library and Environmental Education Center, a 15,000 square foot community hub that doubles the size of a previous library building in the neighborhood. Designed by Marble Fairbanks, the structure includes adult, young adult, and children reading rooms and collection spaces, and community spaces dedicated to library programming. Along with the library program, the two-story structure also includes lab spaces for interactive projects, a community event space, a lounge, small meeting rooms, and staff spaces for the environmental education center.

The two-story structure is designed as one volume rotated and stacked atop the other and clad in two separate materials. Custom cast concrete panels formed by sandblasted wood formwork clad the ground floor volume, while sandblasted wood panels wrap the second floor.

Construction Update: FDNY Rescue Company 2 Training Facility

South façade.

Construction is wrapping up at Studio Gang's FDNY Rescue Company 2 Training Facility in the Brownsville neighborhood of Brooklyn. The three-story structure will serve as a facility for the FDNY to simulate various scenarios encountered when responding to emergency calls. Large voids cut horizontally through the central ground floor space and vertically to the sky to allow for simulating a multitude of real world scenarios. Large apertures cut into the concrete facades are accented by glazed terracotta panels in various shades of red. Sustainable features include a green roof, geothermal HVAC system, and solar water-heating system.

Construction Update DC: Midtown Center

Construction has wrapped up at Midtown Center, an office complex in downtown Washington, D.C. Developed by Carr Properties, the 12-story, 862,000 RSF complex is built on the site of the former Washington Post headquarters.

SHoP Architects has designed the complex with a c-shaped footprint, with retail wrapping around a public plaza and office floors above. The east and west office blocks are connected by a network of pedestrian bridges at multiple floors. A 5,000 SF rooftop terrace and shared conference space caps the office building.

The office block is clad in a glass-and-copper façade designed with panels that gradually rotate outward to provide solar shading without compromising views. Over time, the copper elements of the curtain wall will gradually patina.
