Construction Tour: 77 Greenwich Street - Jolie
Amenity spaces have completed at Trinity Place Holdings’ 77 Greenwich, a 42-story residential condo tower in the Financial District. FXCollaborative led the exterior design of the 500-foot tall tower, with interiors by Deborah Berke Partners. The base of the tower houses a new elementary school that incorporates the renovated Robert and Anne Dickey House, a landmark structure built in 1810.
Starting 150 feet above street level, the residential portion of the tower offers 90 residences ranging from 1 to 4 bedrooms. A pleated glass curtain wall clads the tower and offer views of Lower Manhattan and the harbor.
Rooftop Amenities and Views
Residents have access to Cloud Club 77, an amenity package that includes a penthouse club level, residents lounge and private dining room with a catering kitchen, children’s playroom, a double height fitness center, and two outdoor terraces.

Construction has completed at Trinity Place Holdings’ 77 Greenwich, a 42-story residential condo tower in the Financial District. FXCollaborative led the exterior design of the 500-foot tall tower, with interiors by Deborah Berke Partners. The base of the tower houses a new elementary school that incorporates the renovated Robert and Anne Dickey House, a landmark structure built in 1810.

Model Residences
Kitchens in the Deborah Berke-designed residences feature Poliform custom cabinetry of matte white lacquer, honed Blue de Savoie marble countertops, and Grohe faucets. Living rooms feature floor-to-ceiling windows and wide plank white oak floors.
Bathrooms offer radiant heated white striated marble floors, white porcelain tile walls, floating wax-finished sycamore double vanities, backlit mirrored medicine cabinets, and Hansgrohe fixtures.

Construction has wrapped up at Lightstone’s 40 East End Avenue, a 20-story residential condo tower on the Upper East Side. Designed by Deborah Berke Partners with Gerner Kronick + Valcarcel Architects, the tower is clad in precast panels with brick as the primary exterior finish material and shaped precast concrete spandrels at floor slabs. Large casement windows, many of which include Juliette balconies, allow for generous light and views. The upper penthouse floors are clad in precast concrete panels and feature a stepped massing that allows for private terraces at each floor.

Model Residences
The development offers 29 condo units designed by Deborah Berke Partners with natural white oak hardwood floors, millwork casing and crown molding. Kitchens feature custom high-gloss lacquer painted Italian kitchen cabinetry, hand-selected Italian Arabescato Cervaiole marble for countertops and backsplashes, and woven metal mesh panels at the upper cabinet doors.

Master bathrooms feature a 6 foot soaking tub, walk-in shower and private water closet clad in Arabescato Cervaiole marble in a high-honed finish. Also included is a custom Italian vanity, fluted mirrored glass panels, and Waterworks Henry fixtures in polished nickel.

Southwest corner of the former public school building.
Construction is complete at 122 Community Center, the renovation by Deborah Berke Partners of a former public school that now serves as the home of four arts and community service organizations. The building was completed in 1894 by C.B.J. Snyder and operated as a public school until 1976. Since 1977, the original school building has housed arts and community organizations which will remain in the newly upgraded structure. Those organizations include: AIDS Service Center NYC, Mabou Mines, Painting Space 122, and Performance Space 122.

Along with upgrading the existing school building for code compliance and improvements to each of the organizations' space, a five-story addition at the northern boundary of the site adds more public function spaces and a unified circulation system for the building. A perforated, crimped metal panel clads the new addition, partially screening the large windows behind. The lightness of the metal panel serves as the perfect foil to the heaviness of the original brick structure, reflective by day and light transmitting by night. A long canopy clad in a similar metal mesh extends from the addition out to the sidewalk, announcing the building's new entry to the community.
