Construction Update: 180 Broome Street

Superstructure is a few floors from topping out at 180 Broome Street, part of the nine-building Essex Crossing development on the Lower East Side from a joint venture of L+M Development Partners, BFC Partners, and Taconic Investment Partners, and Goldman Sachs. Designed by Handel Architects, the 26-story mixed-use tower will offer 10,000 square feet of ground floor retail, 175,000 square feet of office space on floors two through five, and a tower with 263 rentals.

Facade installation has reached the fourth floor of the five-floor podium. The design of the curtain wall features a running bond pattern of glass and white metal panel slab covers and verticals.

Construction Update: 115 Delancey

Superstructure has topped out and curtain wall installation is nearing completion at 115 Delancey, a mixed-use tower in the 9-site Essex Crossing development on the Lower East Side. The design by Handel Architects features a 24-story tower with a five-story podium that will houses part of the Essex Street Market. Along with the market space and 195 rental units, half of which will fall under the affordable housing program, the tower will also house a 14-screen movie theater, an urban farm on the podium roof, and amenities for the residents.

Construction is wrapping up at 525 West 52nd Street, Taconic Investment Partners and Mitsui Fudosan America's two-tower rental development in the Hell's Kitchen neighborhood of Manhattan.

Located on a mid-block site, Handel Architects' design for the project includes a 22-story tower on West 53rd Street and a 14-story tower fronting West 52nd Street.

Both towers are connected by a ground floor lobby and retail space that spans the site. A 13,486-square-foot courtyard will be located between the two towers at the second floor, offering an open space amenity. Other amenities include a fitness center with yoga studio, lounge and private event space with catering kitchen, sports lounge, golf simulators, library, screening room, conference rooms, rooftop lounge, and bicycle and resident storage.

Model Apartments

Combined, the towers will offer 392 units, ranging in size from studios through two-bedrooms, 80 of which will be offered through the affordable housing program. Ash NYC staged and designed several apartments across the two towers.

Building Tour : 242 Broome Street

After mostly sitting vacant since 1967, a six acre area of the Lower East Side has begun it's transformation into a mixed use development with nine building sites. Now known as Essex Crossing, the $1 billion development will include residential, office, retail, cultural and community space.

Included in the first phase of construction is the 14-story, 55-unit condo tower from SHoP Architects.  The projected is located on site 1 at the corner of Broome and Ludlow Street, anchoring the western edge of the development. Massing for the tower follows a typical podium and setback tower strategy, creating a sixth story outdoor terrace. The tower slopes inward at the southwest corner, opening up the terrace to more light and views.

Installation has begun on the bronze-toned metal panel and glass curtain wall that clads the exterior. The design features faceted metal panels that frame the glass openings. At the podium, the metal panel spandrels covering the floor slabs create deep overhangs on the west facade as the form of the building torques at the southwest corner.

Condo units range from one-to-three-bedrooms, with 11 of the 55 units set aside under the city's affordable housing program. Residences will feature open concept kitchen and living spaces with typical ceiling heights of 10 feet in the living spaces.

Adjacent to the residential tower, the site will also feature a four-story, 17,735 square foot structure that houses community facility space.

Residents of the tower will have access to a selection of amenities that include a fitness center, entertainment lounge, rooftop terrace with outdoor dining, bicycle storage, and tenant storage. In the cellar, a 10-lane bowling alley from Splitsville Luxury Lanes will be open to the public later this year.

Superstructure has topped out at 525 West 52nd Street, a two-tower rental development in the Hell's Kitchen neighborhood of Manhattan. Developed by Taconic Investment Partners and Mitsui Fudosan America, the project brings 392 rental units to the neighborhood.

Handel Architects' design for the project includes a 22-story tower on West 53rd Street and a 14-story tower fronting West 52nd Street. Both towers are connected by a ground floor lobby and retail space that spans the block. A 13,486-square-foot courtyard will be located between the two towers at the second floor, offering an open space amenity. Combined, the towers will offer 392 units 80 of which will be offered through the affordable housing program.

Along with reaching the topping out milestone, brick and window installation is underway on the West 52nd Street facade. Completion is expected for 2017.
