Construction Tour: Claremont Hall - 100 Claremont Avenue

Exterior wall installation is wrapping up at residential condo tower Claremont Hall in Morningside Heights from developers Lendlease, LMXD, and Daiwa House. Designed by Robert A.M. Stern Architects, the 41-story tower sits within the block that holds the Union Theological Seminary and reflects the historic structure’s Gothic style in the design of the exterior wall.

When completed, the 354,000 square foot development will offer 165 condo residences ranging in size from one- to four-bedrooms. Residents will have access to a range of amenities that include a 48-foot multi-lane swimming pool in the original Union Seminary dining hall, the Gymnasium fitness center adjacent to the Union Seminary courtyard, the Rehearsal Hall multi-purpose music room, The Workshop arts and crafts space, The Little Castle children’s playroom, The Study residents lounge, The Library and Dining Hall, and Parkview Lounge and Terrace outdoor space.

Construction Tour: 1 Wall Street
Construction is ongoing at the conversion of One Wall Street, the landmark fifty-story limestone Art Deco tower located on an entire block at the intersection of Broadway and Wall Street in the Financial District. Developer Macklowe Properties is converting the Ralph Walker designed office tower into residential condo and rental units with retail at the base. The tower was completed in 1931 and then expanded in 1963, bringing its total gross floor area to 1.1 million square feet.
When completed, the project will offer 566 residential condominium units and a range of amenities totaling over 100,000 square feet.
A five story addition at the south side of the tower, which will house additional residential units as well as an indoor swimming pool and rooftop terrace, is nearing completion. The concrete slabs poured for these floors are cobiax slabs that employ voids to reduce the amount of concrete used while maintaining the concrete’s strength. This method also allows for larger spans without beams and reduces the distortion of the ceiling.
At the base of the project, existing masonry has been removed and the floor plate expanded for a 44,000 square foot Whole Foods and two additional retail tenants. This new stepped volume is clad in a glass curtain wall, with a pleated design that mimics the limestone facade of the original tower.

Construction Update: 150 East 78th Street
Facade installation is ongoing at Midwood Investment & Development and EJS Group’s residential condo tower at 150 East 78th Street on the Upper East Side. Designed by Robert A.M. Stern Architects, the tower facade features brick and the firm’s signature classical details in cast stone. The tower will offer 25 condo residences with interiors designed by Robert Couturier.

Facade installation is ongoing at the Related Companies’ 26-story residential condo tower The Cortland at 522 West 22nd Street in the Chelsea neighborhood of Manhattan. Designed by Robert A.M. Stern Architects, the tower’s facade is currently being clad in red brick and feature Stern’s signature traditional details like bay windows and a rusticated podium. Installation of the brick facade has now reached the half way mark. When completed, the nearly 300-foot-tall tower will offer 141 condo units.

Construction work on the exterior wall is nearly complete at 70 Vestry, Related Companies's 14-story, 46-unit luxury residential condo tower on the Tribeca waterfront. Design of the building is by Robert A.M. Stern Architects and employs the firm's signature blend of materials and details that evoke pre-war New York elegance and modern luxury. Massing of the 14-story building follows a c-shaped structure with setbacks starting on the seventh floor, affording many units a gracious private outdoor terrace. The tower wraps around a central courtyard and porte-cochere. Construction on the courtyard should be complete by February of 2018.

The building's façade is clad in Beaumaniere limestone from a quarry in the French countryside south of Paris. Decorative metalwork ties the project into its Tribeca neighborhood context, where warehouse lofts are prevalent. Oversized casement windows offer panoramic views of the Hudson, including views of Hudson River Park and the iconic Statue of Liberty.

Apartments in the building range in size from two- to seven-bedrooms and 1,700- to 7,000-square-feet. Two duplex penthouse apartments will be offered on the top two floors. Amenities for the building total 12,000-square-feet and include a lounge, dining suite, children's playroom, fitness center, swimming pool, and a water feature on the eastern wall of the courtyard. Completion of the amenities and the first move-ins are slated for the spring of 2018.

Construction is nearing completion on the facade of 20 East End Avenue, a prewar-inspired residential tower from Corigin Real Estate Group and Florida East Coast Realty. Designed by Robert A.M. Stern Architects, the Upper East Side tower references classic prewar New York architecture from the likes of Roasario Candela.

The 17-story tower is clad in a handset pale Indiana limestone at the base and patinated grey brick above. A residential entrance fronting on East End Avenue will feature a canopy and custom-designed sconces. Bay windows and Juliet balconies are interspersed amongst the non-symmetrical arrangement of building massing and oversized casement windows. The top five floors feature setback terraces facilitated by the erosion of the building massing above the 12th floor, with landscape designed by the architect.

The development will offer 43 residential units, ranging in size from 2-to-6-bedrooms and ceiling heights of 11 or 12-feet. Apartments will offer luxury finishes, including custom millwork and cabinetry from the architect.
Amenities offered for the residents will include a gated port cochere opening into a private motor court, a grand staircase in the lobby leading to the amenities in the lower level and the second floor, wine cellar, spa, fitness center, kid's lounge, billiard's room, and library.
