Curtain wall installation is underway at Grubb Properties 8 Carlisle residential tower in Lower Manhattan. Designed by Handel Architects, the 64-story tower sits at the corner of Carlisle and Washington Streets, on a block near the World Trade Center development. Concrete superstructure continues to rise on the residential tower, which will contain 462 rental units. The podium below features retail at the ground and second floors, with residential amenities located on floors four and five. Curtain wall panels are currently being installed at the podium and have reached to the 5th floor.

Construction Update: 505 State Street

Curtain wall installation is wrapping up at Alloy’s 100 Flatbush residential tower in Downtown Brooklyn. Designed and developed by Alloy, the tower is the first of two that will rise on the block. It will be the city’s first all-electric tower, using electricity instead of oil or gas to power, heat, and cool the 440 residential rental units.

The first tower, 100 Flatbush, sits at the southern end of the triangular block and takes its flatiron massing form from the block’s shape. Curtain wall clad’s the 44-story tower with panels that include a large glass pane and a vertical shaped pier.

Construction Update: 505 State Street

Alloy is also developing two public schools, the city’s first to be designed to Passive House standards, at the center of the site. ARO is leading the design of the two schools, which will be clad in brick. Steel superstructure is rising for the first of the two schools.

Construction Update: 2420 Amsterdam Avenue - Radio Tower and Hotel

Facade installation is nearing completion at Youngwoo and Associates’ 22-story mixed use development the Radio Tower and Hotel in the Washington Heights neighborhood of Manhattan. Designed by Dutch architecture firm MVRDV, the 235,000 square foot project combines hotel and retail program at the base and an office tower above in an asymmetrical stack of boxes. This is the firm’s first major US project.

Each of the development’s program volumes are designed to reflect the scale of nearby buildings and feature a variety of window sizes that also draw on the variety of the surrounding context. Ceramic bricks clad the boxes, with a different color selected for each volume.

Construction Update: NYPD 40th Precinct

Construction is ongoing at the new 40th Precinct Station for the NYPD in the Melrose neighborhood of the Bronx. Designed by the Bjarke Ingels Group (BIG), the massing features stacked boxes, each housing a different program element for the 43,500 square foot precinct. The facade is clad in sandblasted concrete and large rectangular windows at either end of the stacked volumes. Program includes a community meeting room at street level, exercise courtyard with training areas, and the first ever green roof for an NYPD station.

Tour: 158 East 126th Street - The Smile

Construction has wrapped up at Blumenfeld Development Group's 11-story rental building at East 126th Street in East Harlem.  Bjarke Ingels Group (BIG) is in charge of the design, which features a 11-story volume fronting East 126th Street and a six-story volume that extends over the center of BDG's existing retail building on the adjacent lot fronting East 125th Street. Along with residential, the development will also house neighborhood non-profit and performing arts group MAMA Foundation for the Arts.

Along East 126th Street, the north facade gently slopes inward as it rises, creating a concave shape that contrasts with the hard street edge of neighboring buildings while allowing more sunlight to reach the street. The north facade is being clad in slender windows and blackened stainless steel panels that alter in color tone as they reflect the sunlight. The checkerboard pattern of the north facade also allows for floor to ceiling glazing in apartment units.

The development offers 233 apartments in a mix of studios, one-, and two-bedrooms, with twenty percent of the units offered under the affordable housing program. Apartment interiors feature a design aesthetic that draws on industrial and minimalist themes with white monolithic floors and exposed concrete ceilings and columns. Custom open kitchens offer Italian stainless steel cabinetry. Amenities for residents include a fitness center, spa, lounge, workspace, and a rooftop terrace with a pool and landscaping.

Construction Tour: Asbury Ocean Club

Just 70 minutes south of New York on the Jersey Shore, Asbury Park is undergoing a renaissance of culture and real estate development. Adding to the recent boom in live music and restaurants, a new hotel and residential condo development from iStar is under construction at the oceanfront. The Asbury Ocean Club is part of iStar’s 10-year, multi-billion-dollar redevelopment plan for the Asbury Park oceanfront which includes the Asbury Hotel, a bowling alley and music venue at Asbury Lanes, and Monroe’s 34 condo homes.

The 17-story Asbury Ocean Club is designed by Handel Architects and occupies an oceanfront site at Ocean Avenue, between 3rd Avenue and 4th Avenue. A 54-room boutique hotel will anchor the four story podium, with the condo residences in a tower on the north half of the site.

Construction Update: 25 Kent Avenue

Construction is wrapping up at 25 Kent, an eight-story office building in the Williamsburg neighborhood of Brooklyn, from developers Rubenstein Partners and Heritage Equity Partners. The 500,000-square-foot project occupies a full block with a massing design that features a north and south bar centrally connected. Both bars step back on their north and south street facing facade to allow for rooftop terraces on each floor. The facade will feature brick and punched window on the north and south of both bars with a glass curtain wall on the east and west. Design of the project is led by Gensler, with concept design by Hollwich Kushner.

Tour: 56 Leonard Street

One of the standout projects of New York’s recent construction boom is Alexico Group and Hines’ 56 Leonard, the 145-unit, 830 foot tall residential tower in the Tribeca neighborhood of Manhattan. Designed by Herzog & deMeuron, the tower is often affectionately referred to as the Jenga tower for its massing of stacked floor plates with a multitude of alternating balconies that resembles the stacked block game.

While the majority of the tower's floor plates alternate the balcony locations on every other floor in an A/B pattern, the upper floors of the tower are designed with a less homogeneous variation. Each of the final 11 floor plates are unique, creating variations in how each floor overhangs or recedes from the other.

Penthouse

The penthouses on the top 11 floors feature 14 foot floor-to-floor ceilings, a kitchen with a Herzog & de Meuron custom-designed grand piano-shaped island and a custom-sculpted range hood, a sculptural white enameled steel wood burning fireplace, a five-fixture master bathroom of travertine and Thassoss marble with radiant heated floors, and multiple terraces with panoramic views of the city.

Construction Update: Empire Outlets and the New York Wheel

Northeast corner of the Empire Outlets site from the St. George Ferry Terminal.

Superstructure is rising at Empire Outlets, a 350,000 square foot outlet shopping complex next to the St. George Ferry Terminal on the Staten Island waterfront. Design of the development is led by SHoP Architects and will include approximately 100 designer outlet retailers and a 190-key hotel. Completion is slated for late 2017.

Located near the site of the Empire Outlets, structure for the New York Wheel has also started to go up. When completed, the 630 foot tall observation wheel will offer stunning views of the New York harbor to 1,440 people per rotation. Currently, the four pedestals have been installed and await the 275 foot tall legs that will support the wheel. The main precast concrete structure for the adjacent terminal building and parking garage structure is mostly complete. Terra cotta fins and curtain wall will eventually clad the structure.
