At the confluence of the Gowanus and Park Slope neighborhoods of Brooklyn stands a new residential rental tower, 544 Carol Street. Developed, designed, leased, and marketed by Avery Hall, the tower is part of the recent explosion in development surrounding the Gowanus Canal. The 17-story project is situated at the corner of 4th Avenue and Carroll Street, replacing a two-story commercial building.

The development offers 133 residences that range in size from one- to three-bedrooms and are sized between 650 and 2,500 square feet. At the upper end of unit size the development features some of the largest residences in the neighborhood. An additional 4-bedroom duplex spans approximately 2,500 square feet of indoor space and includes a private roof terrace and balcony. This unit recently leased for $25,000 per month, setting a record for the neighborhood.

Superstructure is close to topping out at Anagram Gowanus, a 20-story residential rental tower along the Gowanus Canal in Brooklyn. The project joins other Anagram branded developments in Manhattan and is developed by a partnership between Global Holdings, MacArthur Holdings and Tankhouse.

Designed by SO-IL, the tower will be clad in a light green brick, similar to the facade of the architect’s other nearby collaboration with Tankhouse at 450 Warren.

When completed, the 203,000 square foot project will offer 158 apartments, with 20% of the residences set aside under the affordable housing program. Amenities will include a co-working lounge, gym, children’s playroom, and rooftop terraces. A waterfront esplanade along the Gowanus Canal will also be built as part of the development.

The development will offer 196 rental units ranging in size from studio to 2-bedroom, with a portion set aside under the affordable housing program.

Construction has wrapped up at 40-story residential rental tower 16 Dupont at Greenpoint Landing by Rockefeller Group and Park Tower Group. Designed by Gerner Kronick + Valcarel (GKV), the facade features piers of textured cast-in-place concrete with a geometric pattern. Dark toned window wall glazing with metal spandrel covers clads the space between the concrete piers.

Construction has wrapped up at the first phase of TF Cornerstone’s residential development Malt Drive on the Long Island City waterfront. Designed by SLCE Architects, the development includes three residential rental towers across two blocks. The first of the two buildings to open is 2-20 Malt Drive, which stands at 34-stories tall and includes 575 residences, ranging in size from studios to 3-bedrooms. A five story base will contain 3,776 square feet of ground-floor retail space. The project is anchored by a waterfront park designed by SCAPE.

Designed by FXCollaborative, the 15- and 20-story towers feature a gold and dark grey toned metal and floor-to-ceiling glass. The development offers 360 residential units ranging in size from studios to three-bedrooms, with 25 percent set aside for affordable housing. Residential amenities will include coworking space, a lounge, multiple outdoor spaces, a fitness center, a children’s playroom, and bike storage.

When completed, the development will offer 193 rental residences of either one or two-bedrooms, with 50 residences designated under the affordable housing program. Residences will feature Italian porcelain tiles, marble countertops, integrated appliances, and in-unit washers and dryers.

Residents will have access to a range of amenities that include a landscaped rooftop terrace with a 25 yard pool, lounge areas, grills, and an outdoor dining lounge. A garden will also be located on the second floor. Fitness amenities include a gym with cardio equipment, Peloton bikes, weights, and a wellness studio for yoga, pilates, and barre workouts.

Facade renovations are ongoing at the office-to-residential conversion of 25 Water Street, a 1968 office and storage tower in the Financial District of Lower Manhattan by developers GFP Real Estate, Metro Loft Management, and Rockwood Capital. Designed by CetraRuddy Architects, the project will be the largest office-to-residential conversion by unit count, at over 1,300 residences, in US history. The conversion features an update to the existing 22-story brick-clad office building with large expanse of window wall replacing the narrow and irregular windows of the original tower’s lower half. Along with the window replacement, the facade will also undergo a color change with the repainting of the deep red brick to white. The development also includes an additional steel-framed 10-story overbuild, including nine floors of residences and a full floor of amenities.

Each floor will accommodate about 50 residences, which will range in size from studios to four-bedrooms, with ceiling heights up to 12 feet. Amenities will include spaces for entertainment and coworking, a basketball court, steam room and sauna, indoor and outdoor swimming pools, a sports simulator, and an outdoor rooftop lounge with landscaped terrace.

Designed by Morris Adjmi Architects, the project features two 13-story residential towers with a two-story base of amenities. The towers are clad in a gridded facade of industrial style window wall and I-beam profiled metal panel at slab edges and piers that take their cues from the neighborhood’s industrial past. A dark red brick clads the base that includes a shared lobby at mid-block.
