Construction Update: 180 East 88th Street

Construction has wrapped up at residential condominium tower 180 East 88th Street on the Upper East Side. Developed and designed by Joe McMillan’s DDG with partner Global Holdings, the 50-story tower features a facade of nearly 600,000 handmade Kolumba brick from Petersen Tegl. Concrete arches accent the middle and the top of the tower.

Inside, the tower offers 46 half and full floor condominiums ranging in size from lofts to five-bedroom homes, as well as a triplex penthouse. Residences feature elliptical entry galleries, custom wainscoting, coved ceilings, wide plank Austrian white oak flooring, and picture rails. Kitchens feature custom designed white lacquer cabinetry by Molteni & C Dada, honed statuario marble slab countertops and backsplash with brass inlays, wine refrigerators, Gaggenau appliance packages, stone-crafted kitchen islands, Fantini fixtures in natural brass, and custom bronze kitchen hoods.

Construction Update: 532 West 20th Street

Construction is nearing completion at residential condo tower 532 West 20th Street near the High Line in West Chelsea. DDG has led the development, design, and construction of the project, which will offer nine full floor apartments.

The tower facade features a primary north facade of architectural concrete with bronze accented punched windows. A penthouse floor is clad in shingles and sets back at the northeast corner to allow for a rooftop terrace. Outdoor space is also provided to the other units from balconies on the south facade.

Tour: The Standish

Looking up at the west façade.

Construction is wrapping up on the façade restoration at The Standish, a 12-story condo conversion in the Brooklyn Heights neighborhood. Located a block from the Brooklyn Heights Promenade, the 1903 structure originally served as the Standish Arms Hotel before its sale to the Jehovah’s Witness in 1981, leading to a conversion to housing. Now, DDG and Westbrook Partners are in the process of converting the rentals to 29 condo apartments ranging in size from one- to five-bedrooms.

DDG is leading the design of the condo conversion, which involves a complete renovation of both interior and exterior. For the façade, DDG has conducted an extensive survey of Beaux-Arts style precedents and worked with preservation consultants to inform the restoration. The historic brick has been repaired and a breathable coating added to help it age better. Work has also gone into restoring the limestone at the base, along with the terracotta lintels and bay windows.

Building Tour: 12 Warren

South facade.

DDG's latest condo, 12 Warren, is wrapping up in the TriBeCa neighborhood. Occupying a mid-block site that faces south on Warren Street, the developer/architects' 12-story building is a conversion of a former factory at its lower floors with a new addition on top. Thirteen units will be offered, consisting of triplex, duplex, and full-floor homes.

The facade is predominantly clad in bluestone, which has also inspired its design. At the upper floors, balconies jut out non-uniformly, mimicking the natural stacking of bluestone. Throughout the facade, the bluestone cladding resists the repetition of size and pattern typically found in brick or more traditional stone clad buildings. No one portion of the facade quite looks like another, as modules of one size of bluestone are interrupted by a different scale and pattern.

The residential lobby features walls of bluestone and concrete, bringing the design of the exterior to the interior. Other amenities will include a fitness center, 24-hour doorman and concierge service, and private storage.

Residences feature windows at up to 7 feet tall, white oak flooring with 7.5" wide planks, and 10 to 22 foot ceilings. Board formed concrete for the ceilings in the living spaces recall the variation of the stone facade and echo the same concrete treatment of the entry canopy and lobby walls.

325 West Broadway

Exterior work has wrapped up at DDG's XOCO 325, the nine-story, 21-unit residential condo and retail development at 325 West Broadway. The project is built on the site of a former chocolate factory, hence the name XOCO, the Catalan word for chocolate.

Construction scaffolding has been completely removed from the West Broadway elevation, fully revealing the wood and glass ground floor façade and the signature cast-aluminum screen above. Referencing the historic neighborhood's cast-iron facades, XOCO 325's screen floats above the future ground floor retail space and creates a space for vertical gardens in front of the glass window wall. The design of the screen evokes the imagery of bones or joints. Burlap was integrated into the formwork at the street facing side of the screen, providing a unique pattern for each unit. On the opposite, unit-facing side of the screen, an imprint of a worker's hand was CNC milled into the formwork to provide further texture.
