East Side Coastal Resiliency Project

Construction is progressing on the East Side Coastal Resiliency Project, where the first of three new pedestrian bridges to span the FDR highway has been lifted into place. Situated adjacent to the Williamsburg Bridge at Delancey Street, the BIG designed steel bridge will allow for pedestrians to access the renovated waterfront park that will help protect Lower Manhattan from future flooding.

Facade installation is wrapping at New Empire’s residential condo building 208 Delancey on the Lower East Side of Manhattan. Designed by ODA New York, the 12-story residential building features a L-shaped massing with rounded corners that afford curved glass interior corners or outdoor terraces for many units. The facade is clad in ribbons of glass and beige brick that reference the existing buildings of the neighborhood. Residents will have access to a collection of amenities that include a residential lobby with adjacent resident lounge and courtyard, fitness center with an outdoor meditation terrace, and a rooftop terrace with an outdoor kitchen.

Northwest corner from Houston Street.

Construction has wrapped up at Magnum Real Estate Group and Real Estate Equities Corporation‘s 196 Orchard Street, a residential condominium building on the Lower East Side. Designed by Incorporated Architecture and Design with Ismael Leyva Architects, the 11-story condo building features a brick facade, with Gilded Bronze glazed Spanish brick at the lower facade and Black Diamond brick above. The facade also features large windows in a double height grid configuration with a glazed brick surround.

The building includes 89 condos ranging in size from studios-to-four-bedrooms, including some with private terraces. Amenities include a 30,000 square foot Equinox gym and a 4,300 square foot landscaped rooftop terrace with two outdoor kitchens and custom seating.

Construction Update: 199 Chrystie Street

Northeast corner from Chrystie Street.

Facade installation is nearing completion at 14-story residential condo building 199 Chrystie on the Lower East Side of New York. Designed by Thomas Juul-Hansen, the facade features a glass and metal east facade that articulates the 14 interlocking residential units. The lower units range in size from 1-to-3 bedrooms, while a pair of 6 bedroom penthouse units occupy the upper floors.

Construction Update: 165-173 Chrystie Street

Construction continues at the three project residential development on the Lower East Side by ODA New York. Nexus Development is responsible for the two projects that bookend the three sites and are farthest along. The middle site at 167 Chrystie Street is being developed by the Arava Group and has yet to rise above ground.

At the south end, the 10-story residential condo building at 165 Chrystie Street is nearing completion. The project features a concrete superstructure that is expressed on its east facade along with bays of floor-to-ceiling window wall and glass railing.

Facade installation is underway at Nexus Development’s 10-story residential condo building at 173 Chrystie Street. Like 165 Chrystie Street, the facade features an exposed concrete superstructure with long ribbons of floor-to-ceiling window wall and balconies at the upper half.

Looking east on Broome Street.

Construction has wrapped up at 242 Broome, a 14-story, 55-unit condo tower from developers Taconic Investment Partners, L+M Development Partners, and BFC Partners. The project is located on the corner of Broome and Ludlow Street, anchoring the western boundary of the new 9-building Essex Crossing mixed use development on the Lower East Side. SHoP Architects’ massing for the tower follows a typical podium and setback tower strategy, creating a sixth story outdoor terrace. The tower slopes inward at the southwest corner, opening up the terrace to more light and views.

Adjacent to the residential tower, the site will also feature a four-story, 17,735 square foot structure that will house the International Center of Photography’s museum and school.

Installation has begun on the bronze-toned metal panel and glass curtain wall that clads the exterior. The design features faceted metal panels that frame the glass openings. At the podium, the metal panel spandrels covering the floor slabs create deep overhangs on the west facade as the form of the building torques at the southwest corner.

Condo units range from one-to-three-bedrooms, with 11 of the 55 units set aside under the city's affordable housing program. Residences will feature open concept kitchen and living spaces with typical ceiling heights of 10 feet in the living spaces.

Construction Update: 100 Norfolk

Looking up at the southwest corner from Delancey Street.

Scaffolding has come down at 100 Norfolk, a residential tower on the Lower East Side from developers Adam America Real Estate, The Naveh Shuster Group, and The Horizon Group. The steel and glass tower is designed by ODA with their signature boxy style. With the removal of the scaffolding, the facade's floor-to-ceiling glass and diagonal structural elements are now fully revealed.
