Tour: 39 West 23rd Street - Flatiron House

Construction is wrapping up at Anbau’s Flatiron House, a residential condo tower in the Flatiron District. Designed by COOKFOX Architects, the mid-block development consists of two buildings connected by a central garden. The Tower is the taller volume fronting West 23rd, while the Loft building fronts West 24th Street.

The tower facade features a grid of Indiana limestone with ornate metal railing and irrigated loggias in front of floor to ceiling window wall. COOKFOX has collaborated with landscape architects Future Green Studio on the planted loggias, which will contain lowbush blueberry, alpine strawberry, thyme, oregano, and lavender.

Residents will have access to amenities that include a central garden, resident lounge, game room, and a gym with yoga/stretching studio.

Model Residences

The Tower’s 37 residences range in size from one to four-bedrooms, while the seven full-floor residences in the Loft vary from one to five-bedrooms. Within the residences, kitchens feature rift oak and ribbed glass custom cabinetry, Calacatta Lincoln marble countertop and backsplash, and appliances from Bosch and Gaggenau. Master bathrooms feature mosaic marble tile flooring, Arabescato Vagli marble countertop with custom walnut and bronzed vanity, custom medicine cabinet, and Kohler bathtub.

Tour: 45 East 22nd Street - Madison Square Park Tower

Construction is wrapping up at Madison Square Park Tower, the 65-story, 777-foot residential condo tower from developer Bruce Eichner of The Continuum Company. Prolific New York architects Kohn Pedersen Fox are responsible for the design of the Flatiron District tower.

Nestled mid block amongst the low-rise masonry and stone buildings typical of the neighborhood, the tower's five-story base will be clad in granite. The granite coursing and bronze detailing of the entry doors and canopy will tie into the neighborhood context and welcome the tower's residents and guests.

55th Floor Model Residence

From the 75-foot wide granite base, the glass tower rises towards its 777-foot apex, tapering outward on the western façade to a final width of 125 feet. The tower's floor-to-ceiling glass cladding offers panoramic views of New York and New Jersey. Eighty-three residences are offered in a variety of configurations from simplex, duplex, full-floor and penthouse homes. Interiors designed by Martin Brudnizki Design Studio take inspiration from the Art Deco and Modern precedents of the neighborhood.

The 4,651-square-foot, full-floor residential unit at the 55th floor will offer four bedrooms and four bathrooms. A living and dining room at the northwest corner and a master bedroom at the northeast corner will offer panoramic views of the Midtown skyline, including the prominently featured Empire State Building. A master bathroom at the southeast corner and a secondary bedroom at the southwest corner will offer similarly expansive views of the Lower Manhattan skyline. The kitchen features custom Molteni cabinetry and integrated appliances by Sub-Zero and Miele, with Waterworks fixtures and Nanz hardware.

Construction Update: 121 East 22nd Street

Construction is underway at 121 East 22nd Street, the two-tower residential development in the Flatiron District from Toll Brothers City Living and Gemdale Properties and Investment. OMA's New York office, led by partner Shohei Shigematsu, is responsible for the design of the 18-story residential tower, the firm's first in the city.

The larger tower will rise 18-stories at the corner of East 23rd Street and Lexington Avenue. Addressing the neighborhood's pre-war architectural context, the facade features a punched window design that transitions to a faceted northeast corner with glazing that frames views from multiple angles. The smaller tower is located mid-block on East 22nd Street and features a faceted facade similar to the larger tower's northeast corner.

Construction on the project is slated for some time in 2018.

Superstructure has topped out at Bruce Eichner's tower in the Flatiron District.

Construction has topped out at the Flatiron District's high profile tower at 45 East 22nd Street. Developed by Bruce Eichner of The Continuum Company, the 65-story, 777-foot tower is designed by Kohn Pedersen Fox with construction overseen by Plaza Construction. Recently I was given a sneak peek of the panoramic views from the top.

Nestled mid block amongst the low-rise masonry and stone buildings typical of the Flatiron District, the tower's five-story base will be clad in granite. A quarry was found in China that produces a granite identical to that of Cass Gilbert's United States Custom House in Lower Manhattan from 1907. The granite coursing and bronze detailing of the entry doors and canopy will tie into the neighborhood context and welcome the tower's residents and guests.

Installation of the terracotta facade has begun at Morris Adjmi Architects' mixed use development in the Flatiron District.

Window installation is complete at Friedland Properties' two building mixed-use development that spans a mid-block site between West 21st and 22nd Streets in the Ladies Mile Historic District of the Flatiron. Designed by Morris Adjmi Architects, the 14-story, 239-unit development will feature terracotta cladding on its gridded tower facades. The first few pieces of the terracotta elements of the facade have been installed on the West 22nd Street elevation. Limestone and metal dominate the ground floor facades of the 8,211 square feet retail space. The design has been shaped by the rigors of the Landmarks Preservation Commission approval process, which unanimously approved the design on its second presentation. Completion is slated for 2016.
