Construction Update: 100 Barrow

Construction is wrapping up at 100 Barrow, the 12-story, 33 unit co-op apartment building in the West Village. The development, from Toll Brothers, sits on land leased from the adjacent Church of St. Luke in the Fields. 

Design of the project is led by Barry Rice Architects and features a five-story brick and punched window base with a six-story setback clad in curtain wall. Windows at the lower volume are edged with oil rubbed bronze lintels and sills, while the upper volume's glass wall features brass mullions and screens.

Interiors for the residences are designed by Bernheimer Architecture, with satin bronze entry doors, Carrera marble counters, white oak flooring, and custom designed fixtures from Watermark. Amenities will include a wine cellar and tasting room, residents' lounge and dining area, fitness center, sauna and steam room, pantry with entertaining kitchen, children's playroom, bike room, and pet spa.

Construction Update: 121 East 22nd Street

Façade installation is underway at 121 East 22nd Street, the two-tower residential development in the Flatiron District from Toll Brothers City Living and Gemdale Properties and Investment. OMA's New York office, led by partner Shohei Shigematsu, is responsible for the design of the 18-story residential tower, the firm's first in the city.

Precast panels are going up on the smaller tower, located mid-block on East 22nd Street. The smaller tower's façade features a dark-toned, faceted design with precast panels in either a single or double bay size. Warped rectangular cutouts on the panels await future window installation.

Superstructure has reached the seventh floor at the larger tower, which will eventually rise 18-stories at the corner of East 23rd Street and Lexington Avenue. Addressing the neighborhood's pre-war architectural context, the façade features a punched window design that transitions to a faceted northeast corner with glazing that frames views from multiple angles. This faceted corner will echo the faceted design of the smaller tower on East 22nd Street.

The larger tower will rise 18-stories at the corner of East 23rd Street and Lexington Avenue. Addressing the neighborhood's pre-war architectural context, the facade features a punched window design that transitions to a faceted northeast corner with glazing that frames views from multiple angles. The smaller tower is located mid-block on East 22nd Street and features a faceted facade similar to the larger tower's northeast corner.

Construction on the project is slated for some time in 2018.

Pierhouse

The Pierhouse, a mixed use hotel and condo project on the outskirts of Brooklyn Bridge Park's Pier 1 has reached a topping out milestone for the hotel portion at the northern portion of the site. Starwood will manage the 10 story, 200 key hotel under the 1 Hotel brand. Marvel Architects is in charge of the design with INC Architecture and Design providing interior design services.  The hotel will include a 12,000 square foot event space and a farm-to-table restaurant from Seamus Mullen, owner and chef of Tertulia in the West Village and contestant on the Food Network's The Next Iron Chef. Metal and glass will be the dominant material for the exterior façade of the hotel.

Attached to the hotel on the southern portion of the site are two condo buildings, also designed by Marvel Architects, that flank either side of the Squibb Park Bridge (recently closed to pedestrian traffic due to construction). When completed, the condos will bring 108 units, mostly duplexes ranging from one to five bedrooms. Amenities for the condos include: yoga room, multiple gyms, outdoor terrace designed by Michael Van Valkenberg, several lounges, on-site underground parking and bike storage. In contrast to the metal and glass of the hotel, the façade of the condo buildings will be clad in limestone for the park-facing elevation, with anodized aluminum panel on the Furman Street elevation.

Completion of the project is expected in 2015.
