83 Thompson Street

Selldorf Architects · SoHo · 2025

Northeast corner from Spring and Thompson Street.

Facade installation is wrapping up at CBSK Development and Planet Partners’ residential condo building 83 Thompson Street in the SoHo neighborhood of Manhattan. Designed by Selldorf Architects, the seven-story building replaces a previous two-story structure designed by Louis A. Sheinart in 1921. The facade features orange/red sanded brick in a stacked bond, with mahogany wood-framed tilt/turn windows and terracotta accents. Chocolate-toned glazed terracotta lintels, jambs, and sills surround and accent the wood window frames. A combination of matte and glazed terracotta, in the same chocolate tone, clads the cornices of the roof and the storefront. On the northeast corner windows, cylindrical terracotta corner posts reference the cast iron detailing of the neighborhood. Matte terracotta also clads the setback volume of the penthouse on the seventh floor.

Looking south from Houston Street.

Construction has wrapped up at 150 Wooster, an 8-story residential building developed and designed by KUB Capital. The building replaces a 1-story retail structure and parking lot and required approval from the Landmarks Preservation Commission due to its location in the historic SoHo neighborhood.

325 West Broadway

Exterior work has wrapped up at DDG's XOCO 325, the nine-story, 21-unit residential condo and retail development at 325 West Broadway. The project is built on the site of a former chocolate factory, hence the name XOCO, the Catalan word for chocolate.

Construction scaffolding has been completely removed from the West Broadway elevation, fully revealing the wood and glass ground floor façade and the signature cast-aluminum screen above. Referencing the historic neighborhood's cast-iron facades, XOCO 325's screen floats above the future ground floor retail space and creates a space for vertical gardens in front of the glass window wall. The design of the screen evokes the imagery of bones or joints. Burlap was integrated into the formwork at the street facing side of the screen, providing a unique pattern for each unit. On the opposite, unit-facing side of the screen, an imprint of a worker's hand was CNC milled into the formwork to provide further texture.

Architect/Developer: DDG; Program: Residential, Retail; Location: SoHo, New York, NY; Completion: 2016.

10 Sullivan Street

Construction scaffolding has come down, fully revealing Cary Tamarkin's 10 Sullivan tower in SoHo.

Construction scaffolding has come down at 10 Sullivan, the 16-story tower from Property Markets Group and Madison Equities. Located on the boundary of the SoHo and emerging Hudson Square neighborhoods, the tower occupies a triangular shaped site at the intersection of Avenue of the Americas and Sullivan Street.

Looking north along the Avenue of the Americas.

The tower is designed by Cary Tamarkin of Tamarkin Co. and Montroy Anderson DeMarco with a nod to the industrial past of the neighborhood. Black and blonde Norman brick clad the exterior along with industrial style, divided light windows. Details such as corbelled brick piers provide texture and interest to the facade. Inside, the tower contains 19 residential units that each occupy a full floor, with the exception of the duplex penthouse on floors 12 and 13 and the four floor penthouse on floors 14 through 16 and the rooftop.

Also included in the development are four, four-story townhouses to the north of the tower. Scaffolding still shrouds these 4-bedroom units, which lags the progress of the tower.
