Construction Update: 25 Kent Avenue

Construction is wrapping up at 25 Kent, an eight-story office building in the Williamsburg neighborhood of Brooklyn, from developers Rubenstein Partners and Heritage Equity Partners. The 500,000-square-foot project occupies a full block with a massing design that features a north and south bar centrally connected. Both bars step back on their north and south street facing facade to allow for rooftop terraces on each floor. The facade will feature brick and punched window on the north and south of both bars with a glass curtain wall on the east and west. Design of the project is led by Gensler, with concept design by Hollwich Kushner.

Construction has wrapped up at 485 Marin, KRE Group’s 18-story residential rental building in Jersey City’s Hamilton Park neighborhood. As the largest rental building in the neighborhood, the project offers 397 units, ranging in size from studios to 3-bedrooms.

Hollwich Kushner has designed the brick clad building with a stepped massing at the center which allows for a view corridor for the surrounding neighborhood and terraces facing north and south, with views to Midtown and Lower Manhattan.

Amenities

Residents have access to a range of amenities including a fitness center, private dining room, screening room, a 5th floor lounge and connected outdoor amenity deck with a swimming pool, sunbathing areas, and grilling stations. Marin Green, a new public park provided by the building’s developer, has also recently opened on the west side of the building. The Melillo & Bauer Associates designed park includes a lawn, cafe-style seating, children’s play area, and dog park.

Interior are designed by Christopher Stevens and feature open floor plans with rustic oak -style wood flooring, large picture windows, quartz stone kitchen and bath countertops, Grohe kitchen fixtures, Whirlpool appliances, and Kohler bathroom fixtures.

Journal Squared

Construction is wrapping up at the phase one tower for KRE Group and National Real Estate Advisors' Journal Squared mixed-use development. Phase one includes a residential tower from Hollwich Kushner (HWKN) and Handel Architects which will offer 538 residential rental units ranging from studios to three-bedroom apartments. Journal Squared's complete master plan calls for 2.3 million square feet spread amongst three towers for its site adjacent to the Journal Square Transportation Center in Jersey City's historic Journal Square neighborhood.

Rising 53 stories and 563 feet when completed, the phase one tower includes the first of the master plan's 1,838 residential rental units and a portion of the 36,000 square feet of retail space. The tower's massing steps back as it rises and is clad with a grid of white metal panels and punched windows. To break down the repetitive envelope, thin metal panels in various shades of blue flag the windows on alternating sides while several large vertical strips of glazing rip through the tower, further breaking down the larger form.

A Sky Lounge on the 53rd floor will offer residents a communal dining table, projector screen, and seating areas surrounded by panoramic views of Manhattan and Jersey City.

Construction is set to top out at Handel Architects and HWKN's first tower of the Journal Squared mega development in Jersey City.

Construction is only a few floors away from topping out at the phase one tower for KRE Group and National Real Estate Advisors' Journal Squared mixed-use development. The phase one residential tower from Handel Architects and HWKN is part of a 2.3 million square feet, three tower master plan for the site adjacent to the Journal Square Transportation Center at Pavonia Avenue in Jersey City.

Journal Squared

The first of three towers is rising at Kushner Real Estate Group and National Real Estate Advisors' Journal Squared mega development adjacent to the Journal Square PATH station in New Jersey. Designed by Handel Architects and HWKN, the site will eventually comprise three residential towers, the tallest of which will be 70-stories. Superstructure has almost reached the halfway mark at the 54-story residential tower, with concrete reaching the 22nd floor. Installation of the gridded exterior wall also looks imminent. The facade will feature windows set into a grid pattern with blue accent panels that flag to either side of the glass to create an overall pattern. A more homogenous plane of glass cuts through the center of the primary street facade of each tower, creating a fissure that breaks the regular grid. The base of the towers will house retail, lobby, and parking. Completion of the first tower is expected sometime in 2016.
