Terminal Warehouse

Facade work is wrapping up at L&L Holding Company and Columbia Property Trust’s renovation of the Terminal Warehouse in West Chelsea. The structure was originally designed by George Mallory and constructed in 1891 by the Terminal Warehouse Company. COOKFOX Architects are overseeing the design of the renovation, which includes restoring the original building and the addition of a 6-story steel and glass structure and approximately 100,000 gross square feet of green space. A freight tunnel that runs the length of the 700 foot structure will serve as an interior street with the original steel inlaid tracks serving as the street connecting access to office amenities, retail space, and a central courtyard. At completion, the groundscraper will offer 1.3 million square feet with floor plates up to 160,000 square feet in size and 29 private terraces.

Construction Update: 532 West 20th Street

Construction is nearing completion at residential condo tower 532 West 20th Street near the High Line in West Chelsea. DDG has led the development, design, and construction of the project, which will offer nine full floor apartments.

The tower facade features a primary north facade of architectural concrete with bronze accented punched windows. A penthouse floor is clad in shingles and sets back at the northeast corner to allow for a rooftop terrace. Outdoor space is also provided to the other units from balconies on the south facade.

Construction Update: Park House at 500 W 22

Construction scaffolding is coming down at residential condo building Park House in Chelsea by Brantwood Capital. Designed by Selldorf Architects, the building features a multi toned brick facade in shades of red and orange with large in-swing casement windows. When completed, the development will offer 10 residences adjacent to the High Line and Clement Clarke Moore Park.

Superstructure has topped out and window installation is ongoing at GDSNY’s 23-story class A boutique office tower at 1245 Broadway in the NoMad neighborhood of Manhattan. Designed by Skidmore Owings & Merrill (SOM), the office tower’s massing features four setbacks as it ascends, with carve outs that allow for large terraces at each location. The tower’s gridded facade features an exposed textured architectural concrete superstructure and floor to ceiling triple paned windows.

Designed by Morris Adjmi Architects, the brick and steel former warehouse and distribution facility for the Carolina Manufacturing Company has been renovated with an additional metal and glass 4-story rooftop structure. The project is adjacent to the High Line, affording park views from the office floors and the outdoor terraces at the roof of the original warehouse and the new addition.

Construction Update: Hauser & Wirth

North facade.

Construction has wrapped up at Zurich-based Hauser & Wirth’s new 5-story gallery building in Chelsea. The project is designed by Selldorf Architects, who have worked with Hauser & Wirth on its previous buildings in New York and internationally since the gallery’s opening in 1992. While previous projects have focused on adaptive reuse of existing structures, this will be the gallery’s first purpose-built, ground-up building. The facade features a grey concrete block facade with large punch windows and operable doors. Inside, the 36,000 square foot building will house 18-foot tall galleries on the ground floor and the fifth floor. Along with the gallery space, the building will also house a multi-purpose bar and event space on the second floor, while private offices and showrooms will occupy the third and fourth floors.

The concrete blocks that clad the structure are sustainably sourced and incorporate recycled waste glass and aggregate. Large 12-foot tall doors at the second floor can be opened to allow engagement with the neighborhood.
