Construction Update: 25-01 Queens Plaza North

Superstructure is rising at Grubb Properties’ residential rental tower at 25-01 Queens Plaza North in Long Island City. Designed by Handel Architects, the 26-story building sits adjacent to the Queensboro Plaza elevated subway station and will be clad in a dark grey brick with punch window and window wall. Concrete superstructure has nearly reached the larger 11-story podium volume, with the more slender tower volume to rise above the 12th floor rooftop terrace.

Construction Update: 505 State Street

Curtain wall installation is wrapping up at Alloy’s 100 Flatbush residential tower in Downtown Brooklyn. Designed and developed by Alloy, the tower is the first of two that will rise on the block. It will be the city’s first all-electric tower, using electricity instead of oil or gas to power, heat, and cool the 440 residential rental units.

The first tower, 100 Flatbush, sits at the southern end of the triangular block and takes its flatiron massing form from the block’s shape. Curtain wall clad’s the 44-story tower with panels that include a large glass pane and a vertical shaped pier.

60 Front Street - Olympia Dumbo

Construction has wrapped up at Fortis Property Group’s residential condo tower Olympia at 30 Front Street in Dumbo, Brooklyn. Designed by Hill West Architects, the 33-story tower’s massing resembles a sail and sits on a triangular shaped site. The tower is clad in large glass panels with horizontal and vertical metal panel accents. Private terraces at each floor cascade down the tower’s northwest corner, giving residents a panoramic view of the East River waterfront and Lower Manhattan.
Amenities
Residents will have access to 38,000 square feet of indoor and outdoor amenities on three floors. The ground floor program includes a porte cochere, triple height lobby, gardens and adjacent garden lounge. At the roof of the podium amenities include a indoor lap pool, outdoor pool and hot tub, dry sauna, steam room, tennis court, and shipwreck playground. The club level will offer a fitness center, spin studio, boxing gym, two-lane bowling alley, club lounge, and lighthouse playroom.
Model Residences
The development offers 76 condo units ranging in size from 1-to-5 bedrooms, many with panoramic views of the Brooklyn and Manhattan skyline. Interiors for the residences are designed by Workstead and feature kitchens with textured maple cabinetry, satin-finished stainless steel, and honed Fior di Bosco marble countertops and backsplashes. Many units feature full width terraces with panoramic views of the waterfront.

Superstructure has topped out at Tankhouse’s eight-story residential building in the Clinton Hill neighborhood of Brooklyn. Designed by Solid Objectives with Kane Architecture and Urban Design, the development will be clad in precast concrete panels manufactured by Gate Precast.

When completed, the development will offer 25 residential units in 21 different unit types, including townhomes, flats, split-level units, and duplexes. As with the other two collaborations between SO-IL and Tankhouse, each unit will have considerable outdoor space and exterior circulation from vertical circulation to unit entry.
Residents will have access to amenities that include coworking/lounge space, gym, kids room, shared rooftop garden, and subcellar parking. Amenities will be arranged around two sunken courtyards.

Construction Tour: Nine Chapel
Facade installation is underway at Tankhouse’s residential tower at 9 Chapel Street in Downtown Brooklyn. Designed by SO-IL, the tower rises 158 feet and features a massing broken down into smaller blocks to achieve a more varied appearance and more variety in the residential organization than the zoning code typically produces. This is the second residential development that SO-IL has designed for developer Tankhouse, with the recently completed 450 Warren being the first.

Designed by SO-IL in collaboration with Kane AUD and Laufs, the facade features undulating, perforated anodized aluminum panels that provide privacy at exterior living areas while allowing in light and air. Each home will offer significant private outdoor space ranging from 98 SF to 2,237 SF. The undulation of the panels is created by the rotation and mirroring of just three unique facade panels. A secondary exterior skin of precast concrete blocks mimic and complement the undulating form of the primary metal facade. Operable windows and glass doors are provided by Kleidco and designed for reduced energy consumption.

Tour: 430 East 58th Street - Sutton Tower
Construction has wrapped up at 67-story residential condo tower Sutton Tower on the Upper East Side by Gamma Real Estate and JVP Management. Designed by Thomas Juul-Hansen, the 850-foot-tall tower features a slim rectangular massing with beveled corners. The tower is clad in a facade of Bavarian Limestone panels and floor-to-ceiling windows. As the tower rises, the solid panels decrease in width and the glass panels increase, giving the appearance of a lighter tower at the upper floors. Balconies are also present on the southern facade of the upper penthouse floors, offering panoramic views of Midtown and beyond. At the tower’s crown, a pale gold frieze of geometric facets evokes the city’s art deco past.
Residents will have access to four floors of amenities that include: a lounge, outdoor dining terrace, library, media room, private garden, fitness center with yoga and dance studios, spa, steam rooms, and a 50-foot-long swimming pool.
Penthouse Residential Unit
Residences feature wide-plank rift and quarter sawn solid oak floors in a custom stain.
Kitchens feature Italian-crafted cabinetry and honed Statuarietto marble at countertops, backsplash, islands, and insets.
Model Residence
Bathrooms feature floor-to-ceiling Bianco Dolomiti marble at the walls, double wash basins carved from a single block of Bianco Dolomiti marble, and custom-crafted Italian lacquer cabinetry. Cabinet pulls are custom designed and finished in polished chrome.

Construction Update: 29 Jay Street
Facade installation is underway at 29 Jay Street, a 221,000 square-foot class-A commercial office building in the Dumbo neighborhood of Brooklyn. Designed by Marvel Architects, the 11-story structure is clad in geometric, GFRC panels and large infill windows. When completed, the development will also offer 12,000 square feet of ground floor retail and tenant amenities on a lower level and the rooftop terrace.

Construction Update: One Domino Square at 346 Kent Avenue
Curtain wall installation is nearing completion on the first of two towers at 346 Kent Avenue, a residential development from Two Trees that anchors the southern edge of the Domino Sugar development. Designed by Selldorf Architects, the project massing includes a 7-story podium with 39 and 52-story towers rising above. The project will offer 700,000 square feet of space divided among residential rental and condo units and ground floor retail. Units will be offered in a range that includes studios, one-, two-, three-, and four-bedrooms. Residents of both towers will have access to shared indoor and outdoor amenities such as terraces, lounge areas, fitness, a wellness center and pools.
The towers are clad in a curtain wall of iridescent porcelain tile panels with large glass openings, while the podium is clad in granite with acid-etched glass spandrels and taller glass openings.

Construction Update: 270 Park Avenue
Superstructure has topped out on the last habitable floor at office tower 270 Park Avenue, the future headquarters of JPMorgan Chase in Midtown East. Designed by Foster + Partners, the supertall tower will rise to 1,388 feet and will offer 2.5 million square feet of office space for 15,000 employees. The form of the tower gradually steps back at the east and west facades and tapers on all four sides. At the ground floor, diagonal columns rise up to support the large trading room floors above. The superstructure for the remaining mechanical floors at the tower crown is still ongoing and should finish later this year. Facade installation is also ongoing, with curtain panels nearing the tower’s halfway mark.

Construction Update: DSNY Brooklyn District 3 Garage
Facade installation is ongoing at the Brooklyn District 3 Garage in the Bed-Stuy neighborhood of Brooklyn. Designed by Dattner Architects, the 250,000 square foot facility will provide multi-functional spaces for storage, staff offices, repair, maintenance, and parking for employees and departmental vehicles. The facade is clad with over 175 vertically oriented exposed precast concrete panels and three-dimensional faceted precast panels with alternating window wall panels.
