At the confluence of the Gowanus and Park Slope neighborhoods of Brooklyn stands a new residential rental tower, 544 Carol Street. Developed, designed, leased, and marketed by Avery Hall, the tower is part of the recent explosion in development surrounding the Gowanus Canal. The 17-story project is situated at the corner of 4th Avenue and Carroll Street, replacing a two-story commercial building.

The development offers 133 residences that range in size from one- to three-bedrooms and are sized between 650 and 2,500 square feet. At the upper end of unit size the development features some of the largest residences in the neighborhood. An additional 4-bedroom duplex spans approximately 2,500 square feet of indoor space and includes a private roof terrace and balcony. This unit recently leased for $25,000 per month, setting a record for the neighborhood.

450 Union Street - Anagram Gowanus

Superstructure is close to topping out at Anagram Gowanus, a 20-story residential rental tower along the Gowanus Canal in Brooklyn. The project joins other Anagram branded developments in Manhattan and is developed by a partnership between Global Holdings, MacArthur Holdings and Tankhouse.

Designed by SO-IL, the tower will be clad in a light green brick, similar to the facade of the architect’s other nearby collaboration with Tankhouse at 450 Warren.

When completed, the 203,000 square foot project will offer 158 apartments, with 20% of the residences set aside under the affordable housing program. Amenities will include a co-working lounge, gym, children’s playroom, and rooftop terraces. A waterfront esplanade along the Gowanus Canal will also be built as part of the development.

Construction has wrapped up on Domain Companies’ two-tower residential development in Gowanus, Brooklyn. Designed by FXCollaborative, the 15- and 20-story towers feature a gold and dark grey toned metal and floor-to-ceiling glass. The development offers 360 residential units ranging in size from studios to three-bedrooms, with 25 percent set aside for affordable housing. Residential amenities will include coworking space, a lounge, multiple outdoor spaces, a fitness center, a children’s playroom, and bike storage.

Construction is wrapping up and leasing has launched at Avery Hall and Gindi Capital’s 13-story residential development at 655 Union Street in the Gowanus neighborhood of Brooklyn. Designed by L+Z Architecture, the project’s facade features large windows and black metal panels above a retail base of exposed cast-in-place concrete and storefront glazing.

When completed, the development will offer 193 rental residences of either one or two-bedrooms, with 50 residences designated under the affordable housing program. Residences will feature Italian porcelain tiles, marble countertops, integrated appliances, and in-unit washers and dryers.

Amenity Spaces

Residents will have access to a range of amenities that include a landscaped rooftop terrace with a 25 yard pool, lounge areas, grills, and an outdoor dining lounge. A garden will also be located on the second floor. Fitness amenities include a gym with cardio equipment, Peloton bikes, weights, and a wellness studio for yoga, pilates, and barre workouts.
