Facade installation is nearing completion at Avdoo & Partners’ Bergen Brooklyn at 323 Bergen Street in the Boerum Hill neighborhood of Brooklyn. Designed by Frida Escobedo, the 7-story residential condominium development features two crenelated solid volumes separated by a glass structure at the center of the nearly block long development. The primary residential volumes are clad in light tan hand-made cast concrete that varies in articulation from solid smooth horizontal panels to sawtoothed vertical piers.

601 Baltic

Construction has wrapped up at residential condo building 601 Baltic in the Boerum Hill neighborhood of Brooklyn. Designed and developed by Grid Group, the 10-story building features a brick facade with oversize casement windows and metal fin accents. The development offers 21 condo residences ranging in size from two- to three-bedrooms, with many including private outdoor space. Residents will have access to an amenity package that includes a rooftop terrace, fitness studio, attended lobby, and private storage.

Construction Update: 505 State Street
Curtain wall installation is underway at Alloy’s 505 State Street residential tower in Downtown Brooklyn. Designed and developed by Alloy, the tower is the first of two that will rise on the block. It will be the city’s first all-electric tower, using electricity instead of oil or gas to power, heat, and cool the 440 residential rental units.
The first tower, 505 State Street, sits at the southern end of the triangular block and takes its flatiron massing form from the block’s shape. Curtain wall clad’s the tower with panels that include a large glass pane and a vertical shaped pier.
Alloy is also developing two public schools, the city’s first to be designed to Passive House standards, at the center of the site. ARO is leading the design of the two schools, which will be clad in brick. Steel superstructure is rising for the first of the two schools.

450 Warren

At the corner of Warren and Bond Street in Brooklyn’s Boerum Hill neighborhood, construction is nearing completion on an 18 unit condo building 450 Warren from Brooklyn-based developer Tankhouse. Led by partners Sam Alison-Mayne and Sebastian Mendez, the firm tapped Brooklyn based designers Jing Liu and Florian Idenburg of SO-IL to craft a building that promotes light, air, outdoor space, and privacy in a clustered massing.

Sustainability serves as a key design element of the project, influencing decisions from the outdoor spaces, exterior wall, and interiors. The exterior wall features a green-toned concrete block and large windows with operables that allow for natural ventilation. Along with private terraces, the project also features a central atrium and two courtyard gardens with native plants maintained by a passive irrigation system.

Residents will also have access to amenities that include a coworking lounge, boutique gym, pet wash, bicycle storage, and onsite parking.

Construction Update: 58 Saint Marks Place
Facade installation is nearing completion at Avdoo & Partners Development’s 12-story residential condominium building at 58 Saint Marks Place in Boerum Hill, Brooklyn. Designed by INC Architecture and Design, the development’s facade is clad in over 8,000 terra cotta panels and 338 windows. When completed, the project will offer 100 residences ranging in size from studios to 4 bedrooms, with 39 unique residence types. Open space will be included in about 80 percent of the residences. Residents will have access to 19,000 square feet of amenities across 4 levels, including a fitness center by The Wright Fit and a communal garden designed by Terrain.

Tour: 76 Schermerhorn - The Symon
Closings have commenced at the 13-story luxury condo building The Symon in Brooklyn Heights by Lonicera Partners, Orange Management and The Davis Companies. The exteriors and interiors of The Symon are designed by New York based design firm Studio DB, who have also completed the interiors for One Clinton in Brooklyn and One Vandam in SoHo. There are 59 residences ranging in size from one-to-four-bedrooms, including three penthouse units at the top. Some residences include private outdoor space.

Construction scaffolding has come down at 561 Pacific, revealing the facade of Adam America Real Estate’s twelve story residential condominium building in Boerum Hill, Brooklyn. Designed by ODA New York, the building exterior features a brick facade with the firm’s signature eroded massing at the top penthouse floors. Punch windows are interspersed with larger window wall units on the lower floors, with larger expanses of glass at the upper floors, echoing the progression of erosion in the massing.
