270 Park Avenue on the Midtown East skyline.

Construction has wrapped up at 270 Park Avenue, the headquarters of JPMorgan Chase in Midtown East. Designed by Foster + Partners, the supertall tower rises to 1,388 feet and offers 2.5 million square feet of office space for 15,000 employees. The form of the tower gradually steps back at the east and west facades and tapers on all four sides. At the ground floor, diagonal columns rise up to support the large trading room floors above.

The tower’s 1.2 million square feet of facade features triple pane glass and insulated glass units that will help with thermal control of the building. Commercial bronze clads the twenty perimeter columns, while copper nickel alloy panels form the diamond shapes on the east and west facades. Level 17 will feature a walkable skylight with an eight feet tall wind screen. At the two-story base, sloping super columns and steel transfer girders transfer the gravity and lateral loads of the tower down to the ground

Facade installation is underway at Rolex’s office and retail tower in Midtown Manhattan. Designed by David Chipperfield Architects, the 30-story tower will feature four floors of flagship retail for Rolex at the base, with office floors above. The tower, which features five distinct setbacks, will be clad in a pleated glass curtain wall.

Construction has wrapped up at Navigation Capital Group’s residential condo tower Monogram New York at 135 East 47th Street in Midtown. Designed by Ismael Leyva Architects, the 35-story tower’s facade features large windows, metal panel spandrels, and blue-toned terracotta panels at piers and spandrels.

Model Residences

The tower’s 191 residences, ranging in size from studios to 2-bedrooms, are designed by Shanghai based Neri&Hu. Residents have access to a range of amenities that includes a library lounge at the lobby, a wellness center with spa, and a collection of amenities at the top of the tower. Known as the Sphere, the rooftop amenities include a reading room, bar, private dining room, catering kitchen, and terraces.

The form of the tower gradually steps back at the east and west facades and tapers on all four sides. At the ground floor, diagonal columns rise up to support the large trading room floors above. The superstructure for the remaining mechanical floors at the tower crown is still ongoing and should finish later this year. Facade installation is also ongoing, with curtain panels nearing the tower’s halfway mark.

Construction Tour: 425 Park Avenue

425 Park Avenue rising in Midtown.

Construction has wrapped up at 425 Park Avenue, L&L Holding Company's 897 foot tall office tower rising on Park Avenue in the Midtown East neighborhood. L&L has partnered with its co-equity partner and co-developer Tokyu Land Corporation and co-managing partner BentallGreenOak, with design by internationally acclaimed architects Foster + Partners. The 47-story tower replaces a 30-story tower formerly on site, keeping approximately 25% of the previous structure to allow for more height. Though the tower has been open for months, the tower had its official grand opening ceremony last week. One of the tower’s main tenants, Citadel, has leased 415,400 square feet of the tower’s total 670,000 square feet, which includes one of the three-story diagrid floors and the penthouse office floor.

The massing strategy calls for three distinct volumes separated by triple height setbacks with diagrid structure. While the first setback at floor 12 will be leased as office space, the Club Level at the second setback on floor 26 will offer to all tenants a wellness center and food service by Jean-Georges Vongerichten.

The exterior wall is composed of unitized curtain wall vision panels, textured stainless steel column cladding and solid corrugated panels at the elevator and services core at the east facade.

SUMMIT at One Vanderbilt

SUMMIT observation deck.

Construction has wrapped up at One Vanderbilt, SL Green's 77-story future supertall tower on a site adjacent to New York's Grand Central Terminal. The 1,401 foot tall tower is designed by KPF and features a three story observation deck known as SUMMIT at the tower’s first setback at the 1,000 foot mark. Designed by Snohetta, SUMMIT occupies the 57th, 58th, and 59th floors. The main levels of the observation deck feature the mind-bending art installation Air by Kenzo Digital. Mirrors wrap the three sides of the space framing the views out to the skyline, leading to views with the sky on the floor and the city’s skyscrapers hovering over you on the ceiling . Two glass skyboxes, known as Levitation, on the west facade give visitors a look down on Midtown from 1,063 feet above Madison Avenue. At the top, two all glass elevators, known as Ascent, travel up the south facade to give visitors a view from over 1,200 feet, the highest observation point in Midtown Manhattan. Tickets for the observation deck, which officially opens on October 21, go on sale today.

Built in 1984, the postmodern tower is getting a modern update led by Snohetta and Gensler with Rockwell Group overseeing the interiors. The renovation will keep much of the original facade while refreshing key portions of the interiors and ground floor public space. The Garden will almost double the previous public space adjacent to the lobby and feature full size trees, a water feature, artisan food kiosks, and a glass canopy. A newly designed lobby from Gensler will incorporate terrazzo, leather, bronze mesh, and the large windows at the tower’s base that will fill the space with light. The rest of the office floors will feature column free floors with high ceilings and improvements to building systems to pursue LEED Platinum and WELL Gold ratings. Rockwell designed amenities for building tenants will include a wellness and fitness center, conference facilities and lounge areas, grab and go food options, coffee and juice bars, and bike storage. At the top penthouse floors directly below the “Chippendale” roof pediment, a tenant can inhabit the three to four story space with panoramic views.
