Construction has wrapped up at Navigation Capital Group’s residential condo tower Monogram New York at 135 East 47th Street in Midtown. Designed by Ismael Leyva Architects, the 35-story tower’s facade features large windows, metal panel spandrels, and blue-toned terracotta panels at piers and spandrels.

Model Residences

The tower’s 191 residences, ranging in size from studios to 2-bedrooms, are designed by Shanghai based Neri&Hu. Residents have access to a range of amenities that includes a library lounge at the lobby, a wellness center with spa, and a collection of amenities at the top of the tower. Known as the Sphere, the rooftop amenities include a reading room, bar, private dining room, catering kitchen, and terraces.

Facade installation is nearing completion at Quadrum Global’s residential development The Huron on the Greenpoint waterfront in Brooklyn. Designed by Morris Adjmi Architects, the project features two 13-story residential towers with a two-story base of amenities. The towers are clad in a gridded facade of industrial style window wall and I-beam profiled metal panel at slab edges and piers that take their cues from the neighborhood’s industrial past. A dark red brick clads the base that includes a shared lobby at mid-block.

Residents will have access to a range of amenities including a pool, gym, yoga studio, sauna, co-working space, catering kitchen, and outdoor playground. At the roof, amenities will include a shared garden, movie screening area, and grills.

Construction is wrapping up on Focus Property Group’s residential rental building One Park Point at 11 Ocean Parkway in the Windsor Terrace neighborhood of Brooklyn. Designed by FXCollaborative, the 13-story residential building sits adjacent to Machate Circle at the southwest boundary of Prospect Park and features a massing that adapts to the curve of the circle. The facade is composed of tan, orange, and grey brick and large punch windows.

Facade installation has wrapped up for everywhere except the ground floor at The Walt Disney Company’s 22-story New York headquarters at 4 Hudson Square in Lower Manhattan from Silverstein Properties. Designed by Skidmore Owings & Merrill (SOM), the full block development features a massing with setbacks that afford terraces for employees and two towers. In total, the development includes 1.2 million gross square feet with floor plates up to 85,000 square feet.

In dialog with the neighborhood’s masonry and stone material palette, the development features a facade of single-, double- and triple-columned green terracotta panels, large picture windows, and bronze toned metal accents.

Construction has wrapped up at the 21-story residential condo tower The Harper on the Upper East Side by the developer Izaki Group Investments. The tower sits mid-block on the south side of East 86th Street between First and Second avenues. Designed by ODA, the tower’s massing features an eroded volume at the topmost floors and cantilevered bay windows on the east facade that overhang an existing five-story building. The facade is clad in limestone panels and large floor-to-ceiling windows.

Nine Chapel

Facade installation is nearing completion at Tankhouse’s residential tower at 9 Chapel Street in Downtown Brooklyn. Designed by SO-IL, the tower rises 158 feet and features a massing broken down into smaller blocks to achieve a more varied appearance and more variety in the residential organization than the zoning code typically produces. This is the second residential development that SO-IL has designed for developer Tankhouse, with the recently completed 450 Warren being the first.

Designed by SO-IL in collaboration with Kane AUD and Laufs, the facade features undulating, perforated anodized aluminum panels that provide privacy at exterior living areas while allowing in light and air. Each home will offer significant private outdoor space ranging from 98 SF to 2,237 SF. The undulation of the panels is created by the rotation and mirroring of just three unique facade panels. A secondary exterior skin of precast concrete blocks mimic and complement the undulating form of the primary metal facade. Operable windows and glass doors are provided by Kleidco and designed for reduced energy consumption.

Construction is nearing completion at Lorimer House and the Copper Lofts, a two-building residential development at 555 Broadway in East Williamsburg, Brooklyn. Developers Meral Property Group, Joyland Group, and Loketch Group are behind the rental units at Lorimer House and the Copper Lofts. ODA has designed the project with rounded corners to soften the form and conform to the shape of the site. The project is clad in a beige brick, punch window with warm toned metal panel accents, and silver toned metal panel at slab edges and vertical piers between windows.

Designed by Bjarke Ingels Group, the 775,042 square foot complex will house 11 sound stages, production-support areas, public and private offices, fitness room, cafes, and lounges across 5.25 acres. There will also be a waterfront esplanade open to the public.

Construction Update: 550 Washington Street - Google NYC - St. John's Terminal

Northeast corner.

Construction has wrapped up at Oxford Properties’ conversion of St. John’s Terminal, originally constructed in 1934, into the offices of Google at 550 Washington Street on the west side of Manhattan. Led by COOKFOX Architects, the project re-imagines the former terminus of the New York Central Railroad’s West Side viaduct into 1.3 million square feet of office space for Google. Nine new floors have been added atop the existing structure that stretched for two city blocks.

80 Clarkson and 570 Washington

Foundation work is underway at the adjacent site which will feature two residential towers from developers Zeckendorf Development, Atlas Capital, and The Baupost Group. Designed by COOKFOX Architects with SLCE Architects, the 36-story tower at 80 Clarkson Street will offer 271 condo units, while the 29-story tower at 570 Washington Street will offer 169 affordable senior apartments. The towers will rise on what was once the northern half of the St. John’s Terminal structure, which was demolished in 2019.
