270 Park Avenue on the Midtown East skyline.
Construction has wrapped up at 270 Park Avenue, the headquarters of JPMorgan Chase in Midtown East. Designed by Foster + Partners, the supertall tower rises to 1,388 feet and offers 2.5 million square feet of office space for 15,000 employees. The form of the tower gradually steps back at the east and west facades and tapers on all four sides. At the ground floor, diagonal columns rise up to support the large trading room floors above.

The tower’s 1.2 million square feet of facade features triple pane glass and insulated glass units that will help with thermal control of the building. Commercial bronze clads the twenty perimeter columns, while copper nickel alloy panels form the diamond shapes on the east and west facades. Level 17 will feature a walkable skylight with an eight feet tall wind screen. At the two-story base, sloping super columns and steel transfer girders transfer the gravity and lateral loads of the tower down to the ground

665 5th Avenue - Rolex Building

Facade installation is underway at Rolex’s office and retail tower in Midtown Manhattan. Designed by David Chipperfield Architects, the 30-story tower will feature four floors of flagship retail for Rolex at the base, with office floors above. The tower, which features five distinct setbacks, will be clad in a pleated glass curtain wall.

Construction Update: 550 Washington Street - Google NYC - St. John's Terminal

Construction has wrapped up at Oxford Properties’ conversion of St. John’s Terminal, originally constructed in 1934, into the offices of Google at 550 Washington Street on the west side of Manhattan. Led by COOKFOX Architects, the project re-imagines the former terminus of the New York Central Railroad’s West Side viaduct into 1.3 million square feet of office space for Google. Nine new floors have been added atop the existing structure that stretched for two city blocks.

80 Clarkson and 570 Washington
Foundation work is underway at the adjacent site which will feature two residential towers from developers Zeckendorf Development, Atlas Capital, and The Baupost Group. Designed by COOKFOX Architects with SLCE Architects, the 36-story tower at 80 Clarkson Street will offer 271 condo units, while the 29-story tower at 570 Washington Street will offer 169 affordable senior apartments. The towers will rise on what was once the northern half of the St. John’s Terminal structure, which was demolished in 2019.

1 Manhattan Square

Construction has wrapped up at Extell's One Manhattan Square, a residential condominium tower on the Lower East Side waterfront. Designed by Adamson Associates, the 800-foot-tall tower replaces a former Pathmark grocery store.

One Manhattan Square is part of the recent surge of waterfront development in Lower Manhattan. The city has undertaken a multi-year project to upgrade the East River Esplanade, Pier 17 has recently completed a major retail reconstruction, and construction of residential towers are following. One Manhattan Square is at the forefront of residential development in this neighborhood, with towers by SHoP Architects and Handel Architects also proposed at adjacent waterfront sites.

Design of the exterior curtain wall of the tower includes two different wall types. At the north and south facades, panels are floor to ceiling glass with a bronze metal spandrel at the floor slab. For the east and west facades, flat glass panels are alternated with panels that tilt outward from the floor or the ceiling, adding dimension to the façade and a more dynamic reflection to the glass.

The tower offers 815 residential condo units designed by Meyer Davis with luxury finishes and top of the line appliances from Miele and Subzero. A choice between dark and light kitchen finish packages will be offered to residents for customization of the residence to their tastes. Views from the tower are panoramic, affording views of New York's iconic architecture and waterfront from Lower Manhattan to Midtown to Brooklyn.

Residents have access to over 100,000 square feet of indoor and outdoor amenities such as a sports club, spa, entertainment and recreation facilities, and high-end services. Over an acre of outdoor amenity spaces are designed by West 8, the team behind the redevelopment of Governors Island, which is visible from the waterfront views in the tower. The outdoor amenities include gardens, a tree house, tea pavilion, fire pits and courtyards.

Construction Update: Google Charleston East and Bay View Campus
Charleston East Campus
Construction is nearing completion at Google’s Charleston East campus expansion next to the original Googleplex campus in Sunnyvale, California. Designed by Bjarke Ingels Group (BIG) and Thomas Heatherwick, the 645,000 square foot campus features a hangar like canopy that allows for flexibility in locating walls and floor below. According to BIG, their strategy for the building was to “create a replicable and scalable building typology that is also adaptable and inclusive” to Google’s other potential expansion sites nearby.

Bay View Campus
Along with the Charleston East Campus, BIG and Heatherwick have designed three similar structures at the Bay View Campus on the grounds of the NASA Ames Research Center. Like Charleston East, these structures feature the canopy structure clad in pv shingles and clerestory glass.

Construction Tour: Central Park Tower

Facade installation is wrapping up at Extell’s Central Park Tower, a 1,550 foot residential tower on Billionaire’s Row in Midtown. The 131-story tower is designed by Adrian Smith and Gordon Gill, architects of the world’s tallest tower, the Burj Khalifa, in Dubai. With the topping out, Central Park Tower now stands as the second tallest tower in the United States, topped only by One World Trade Center’s spire. The tower is clad in a glass curtain wall with stainless steel fins that will reflect the sunlight to give the facade a sense of depth.
Nordstrom’s occupies the 7-story podium, while 179 condo units are on offer in the tower above.
