Construction is nearing completion at the office-to-residential conversion of 25 Water Street, a 1968 office and storage tower in the Financial District of Lower Manhattan by developers GFP Real Estate, Metro Loft, and Rockwood Capital. Designed by CetraRuddy Architects, will be the largest office-to-residential conversion by unit count, at over 1,300 residences, in US history. The project is also the first office-to-residential conversion to use New York’s 467-m housing tax incentive, which provides a partial tax exemption for rental developments in converted buildings with the required amount of affordable housing.

The conversion features an update to the existing 22-story brick-clad office building with large expanse of window wall replacing the narrow and irregular windows of the original tower’s lower half. Along with the window replacement, the facade has also undergone a color change with the repainting of the deep red brick to white. The development also includes an additional steel-framed 10-story overbuild, including nine floors of residences and a full floor of amenities.

Residential Amenities

Spread out over 100,000 square feet, amenities will include spaces for entertainment and coworking, a basketball court, two indoor pickleball courts, fitness center, pilates and yoga studios, steam room and sauna, a 75 foot indoor swimming pool, an outdoor swimming pool on the 25th floor roof deck, a sports simulator, and an outdoor rooftop lounge with landscaped terrace.

Model Residences
The development includes 1,320 residences ranging in size from studios to three-bedrooms, with about 50 residences per floor and penthouse units in the new floors that crown the tower. Most of the residences include a home office and views to the water and the city skyline.

Each floor will accommodate about 50 residences, which will range in size from studios to four-bedrooms, with ceiling heights up to 12 feet. Amenities will include spaces for entertainment and coworking, a basketball court, steam room and sauna, indoor and outdoor swimming pools, a sports simulator, and an outdoor rooftop lounge with landscaped terrace.

443 Greenwich

Construction scaffolding has come down at 443 Greenwich, a 7-story restoration and renovation of an 1884 structure designed by Charles C. Haight. Once a book bindery, the structure will now house 53 large condo units from developers Metro Loft.

The building is located in the Tribeca North Historic District and is bounded by Desbrosses Street, Vestry Street, and Greenwich Street. Exterior detailing on the landmarked 7-story building includes more than 600 shutters that are being restored or replicated. A 4,000 square-foot courtyard populated with sassafras trees and designed by HM White is located at the center of the building's massive footprint.

Residents can enter the building from a private drop off located under the courtyard, which also offers a 15-car parking garage with charging stations. The barrel vaulted drop off and garage is accessed from the north or south via a gated ramp.

Also located in the cellar are the bulk of the building's amenities including: a 71 foot indoor lap pool, hamam (Turkish steam bath), a gym with yoga room run by the Wright Fit, a temperature controlled wine cellar, storage rooms, children's playroom, and a bike room.

443 Greenwich will contain 45 loft-style homes ranging from 2,900 SF to 4,250 SF, and 8 penthouses ranging from 5,000 SF to 9,300 SF, with interiors by CetraRuddy Architects. The 53 units will feature a modern take on the industrial Tribeca style. Exposed existing wood columns and beams and high ceilings will be complemented by modern conveniences, such as a 70 bottle wine fridge, two dishwashers, a warming drawer for cappuccino cups, custom door hardware, standalone tubs, marble accent walls in the bathrooms, and bidets.
The project should be completed later this year.
