Construction Tour: ML House

Looking up at the west facade.

Construction is wrapping up at Skyline Developers’ ML House, a luxury rental tower at Bryant Park. Designed by Gene Kaufman Architect, the 25-story tower offers studios to two-bedroom rentals, many with views onto Bryant Park. Residents will have access to a fitness center, residents lounge, and outdoor terrace.

16 West 40th Street - The Bryant

Northwest corner from Bryant Park.

Superstructure has topped out and window installation has reached approximately the half way mark at the Bryant, a 33-story mixed-use tower in Midtown from HFZ Capital Group. The tower is designed by David Chipperfield Architects in their signature modernist style that emphasizes a rationalist grid of windows and structure. Rather than rely on the exposed concrete structure, as seen in similar towers like 432 Park Avenue, the structural members are instead clad in precast concrete terrazzo panels. The windows, one of which has been installed on the north facade, are actually full-height sliding doors with a metal railing of vertical pickets.

The tower will offer a mix of uses including a 230-key hotel on floors 2 through 15, 57 condominium apartments on floors 16 through 33, and ground floor retail and restaurant. Amenities in the tower include lobby lounge, fitness center, bike storage and hotel specific amenities.

The tower is designed by David Chipperfield Architects in their signature modernist style that emphasizes a rationalist grid of windows and structure. Rather than rely on the exposed concrete structure, as seen in similar towers like 432 Park Avenue, the structural members are instead clad in precast concrete terrazzo panels. The windows, one of which has been installed on the north facade, are actually full-height sliding doors with a metal railing of vertical pickets. KPF's 27 Wooster in SoHo has also employed this strategy with its sliding glass doors and perforated metal and glass railing.

The tower, whose structure has reached the fourteenth floor, is designed by David Chipperfield Architects in their signature modernist style that emphasizes a rationalist grid of windows and structure. Rather than rely on the exposed concrete structure, as seen in similar towers like 432 Park Avenue, the structural members are instead clad in precast concrete terrazzo panels. The windows, which have yet to be installed, are actually full-height sliding doors with a metal railing of vertical pickets. The tower, whose structure has reached the seventh floor, is designed by David Chipperfield Architects in their signature modernist style that emphasizes a rationalist grid of windows and structure. Employing a strategy seen previously on KPF's 27 Wooster in SoHo, the windows are actually full-height sliding doors with a metal railing of vertical pickets. Rather than rely on the exposed concrete structure, as seen in similar towers like 432 Park Avenue, the structural members are instead clad in a precast concrete terrazzo panels.

7 Bryant Park

Installation of curtain wall is almost complete at Pei Cobb Freed's 7 Bryant Park, a 450-foot-tall, 30-story office building on the fringes of Bryant Park in Midtown Manhattan. The tower joins other recent additions to the area, like COOKFOX's angular One Bryant Park. Overall, the tower's form is a simple rectangular extrusion with requisite zoning setback on the tenth floor and a conical subtraction at the northeast corner.  This rather odd massing gestures faces the park and provides the building's signature element. The design of the curtain wall is a basic glass and linen finish stainless steel spandrel panel that gives the building a heavily striped appearance, bucking the recent trend of suppressing the solid spandrels in other new office buildings throughout the city. When completed later this year, the tower will bring 471,000 rentable square feet to the area, including 6,200 square feet of ground floor retail.

7 Bryant Park

Installation of curtain wall panels has begun on the second floor of the 30-story office tower at 7 Bryant Park.  The panels consist of a low iron IGU (Insulated Glazing Unit) and a linen finish stainless steel spandrel panel that will give the building a strong horizontal banding appearance when finished. 

The conical incisions at the corner facing Bryant Park are already apparent in the steel structure that has reached the 16th floor.  This gesture culminates in the 48 foot diameter stainless steel clad entry canopy, the structure for which has already been installed on site.
