Tour: Waterline Square

Construction has wrapped up at Waterline Square, the three-tower development on the Upper West Side from GID Development Group. The development's three sites are the last available of the original 5-tower Riverside Center masterplan. Each of the three towers are designed by a different high profile architecture firm and offer rentals at the lower floors and condos starting on floor 20. Sales for the one-to-five-bedroom condo units are ongoing.

Tower One, located at the southwest corner, is designed by Richard Meier Architects. Tower Two, at the northwest corner, is designed by Kohn Pedersen Fox Associates. Tower Three, adjacent to the One West End tower, is designed by Rafael Vinoly Architects.

All three towers offer access to the Waterline Club, a combined 100,000 square feet of sports, leisure, and lifestyle amenities designed by the Rockwell Group. Amenities on offer include an indoor tennis court, an indoor skate park, a 30-foot indoor rock climbing wall, a full basketball court, a three-lane lap pool, and studios for art, photography, and recording. Also included in the development is a three acre landscaped park designed by Mathews Nielsen Landscape Architects at the center of the site.

Located at the corner of West 59th Street and 12th Avenue, the Richard Meier Architects designed One Waterline Square stands 37-stories tall at the southwest corner of the development. Condo interiors are designed by Champalimaud Design.

The largest of the three towers, Two Waterline Square occupies the entire northern half of the development and stands 38-stories tall. Kohn Pedersen Fox Associates is the architect for the tower with condo interiors by Yabu Pushelberg.

The third and final tower fronts onto West 59th Street and stands 34-stories tall. Rafael Vinoly Architects is responsible for the design with condo interiors by Groves & Co.

Construction Tour: 685 First Avenue

Southeast corner.

Curtain wall installation is nearing completion at 685 First Avenue, the 43-story residential tower in Midtown East from Solow Building Company. Designed by Richard Meier & Partners Architects, the tower is composed of a minimalist extruded rectangular massing clad in black glass. When completed, the tower will offer 556 residential rental and condo units in Solow Building Company's first condominium project. An architectural cut-out spanning the 27th and 28th floors marks the transition from rentals to condos.

The Surf Club

A massive new development is underway at the site of the Russel Pancoast-designed Surf Club at Surfside Beach in Miami. Developed by Nadim Ashi's Fort Partners development company, The Surf Club features two new towers and an extensive renovation of the original 1930 Surf Club structures, all situated on a nine acre site with 965 feet of Atlantic Ocean frontage.

The Surf Club will feature a 77-room Four Seasons Hotel and 150 residences designed by Meier and designer Lee Mindel. Twelve penthouses will top both towers and be offered in simplex, duplex, and triplex configurations. The penthouses range in size from 5,400 to 7,500 square feet and feature large amounts of private outdoor terraces.

New York architect Richard Meier & Partners is leading the design, which features Meier's signature Modernist details and focus on transparency. The façade is dominated by a glass curtain wall that allows for floor to ceiling views out to the beach or the city from the hotel and condo units. For now, the façade has an intense blue tone due to the removable protective wrap over the glass.

The original 1930 Surf Club is undergoing an extensive restoration and renovation as part of the new development and will house some of the many amenities offered: private membership club, two restaurants, four swimming pools, spa and fitness center, beach cabanas, park, and oceanside gardens. Meier has collaborated with designer Lee Mindel on the new public spaces.
