29 Huron Street - The Huron

Facade installation is nearing completion at Quadrum Global’s residential development The Huron on the Greenpoint waterfront in Brooklyn. Designed by Morris Adjmi Architects, the project features two 13-story residential towers with a two-story base of amenities. The towers are clad in a gridded facade of industrial style window wall and I-beam profiled metal panel at slab edges and piers that take their cues from the neighborhood’s industrial past. A dark red brick clads the base that includes a shared lobby at mid-block.

Residents will have access to a range of amenities including a pool, gym, yoga studio, sauna, co-working space, catering kitchen, and outdoor playground. At the roof, amenities will include a shared garden, movie screening area, and grills.

Facade installation is nearing completion at Real Estate Equities Corporation’s commercial office and retail building 1 St. Mark’s Place in the East Village. Designed by Morris Adjmi Architects, the massing of the 9-story project features a rounded corner at the southwest and several setbacks along the west and south facades that will allow for outdoor terraces. The project is clad in a contextual dark tan brick from Belden Tri-State, large floor-to-ceiling windows, and curved glass windows at the southwest corner.

360 Bowery

Exterior wall installation is wrapping up at CBSK Ironstate and AECOM-Canyon Partners’ 114,000 square foot commercial office tower at 360 Bowery in the NoHo neighborhood of Manhattan. Designed by Morris Adjmi Architects, the 22-story tower is clad in a curtain wall that features corrugated GFRC spandrel panels.

The tower’s stepped massing allows for multiple floors with outdoor terraces. On floor 7, the 360 Club will offer a full floor of amenities that includes fitness center, two boardrooms, and a lounge that all front onto a large outdoor terrace.

Construction Update: 540 Hudson

Facade installation is wrapping up at Aurora Capital Associates and William Gottlieb Real Estate’s residential building at 540 Hudson Street in the West Village. Designed by Morris Adjmi Architects, the seven story building is clad in hand laid brick by Belden Tristate Building Materials and large punched casement windows with simulated divided lites. A three foot projecting brick cornice caps the exterior wall.

Front & York

Construction has wrapped up at Front & York, a 21-story residential development by CIM Group and LIVWRK at 85 Jay Street. Designed by Morris Adjmi Architects, the 1.2-million-square-feet project features an 8-story podium and a tower at the northeast and southwest corner of the massive Brooklyn site. Rental apartments are located in the podium, while one-to-four-bedroom condo units occupy the two towers.

Custom Glen-Gery bricks and divided light windows clad the podium and towers. A scalloped, custom molded GFRC superframe, handcrafted in the Hudson Valley, overlays the facade in a 6 bay tall grid.

Residents have access to a range of amenities on the 8th floor podium roof terrace including a co-working lounge, media lounge, game room, music room, kids playroom, party lounge, chef’s kitchen, bar and billiards room, wine room, coffee lounge, outdoor screening area, and outdoor pool with grilling area. A three level Life Time Fitness flagship will offer an indoor pool, full-size basketball court, fitness floor, five studios, and space for personal and small group training. Other amenities include a porte-cochere and driveway and the largest residential garage in DUMBO.

A half acre Private Park will occupy the center of the development at the ground floor. Michael Van Valkenburgh Associates, landscape architect for the nearby Brooklyn Bridge Park, is leading the design of the tiered park.

Construction Update: The Wharf DC - Phase Two

Construction is ongoing at The Wharf’s phase two development at the Southwest Waterfront in Washington, DC. Developers Hoffman & Associates and Madison Marquette opened phase one in October 2016 with five buildings with residential, hotel, office, retail, and private event space. When completed in 2022, the second phase will offer 1.25 million square feet of mixed-use space in five additional buildings and two water buildings at the southern half of The Wharf.

Parcels 6 and 7

SHoP Architects is overseeing the design of Parcel 6 and 7’s 500,000 square feet of Class A office space and 33,000 square feet of retail space. The program is split among two buildings connected at the lower levels and clad in a glass curtain wall.

Water Building 1

Hollwich Kushner is overseeing the design of Water Building 1, a three-story hospitality structure built over a pier in the Potomac River. A steel ring truss of rectangular hollow sections and glass curtain wall clad the lower two floors of the concrete flat slab structure.

Parcel 8

ODA New York is leading the design on the mixed-use Parcel 8 building, which will offer 235 apartments and a 131-key hotel with 10,000 square feet of retail at the base.

Construction Update: 185 Grand Street - The Grand Mulberry

Construction scaffolding has come down at residential condo building The Grand Mulberry at 185 Grand Street in Little Italy. Designed by Morris Adjmi Architects, the seven-story building features a brick facade with a stacked running bond coursing. Custom, hand-molded domed bricks reference the traditional Italianate tenement facades throughout Little Italy. Along with offering 20 residential units, the building will also contain retail space and the Italian American Museum at the ground floor.

Atlantic Plumbing

Last month, while visiting Washington, DC, I toured the soon-to-be-completed Atlantic Plumbing mixed use project from The JBG Companies and Walton Street Capital. Designed by Morris Adjmi Architects with the industrial contemporary style found in their numerous New York projects, Atlantic Plumbing includes two buildings on the site of the former Atlantic Plumbing Supply Company in the Shaw neighborhood. The larger of the two buildings, at 2112 Eighth Street NW, features 310 units of rentals and condos clad in an envelope of glass and corten steel exoskeleton. Closer to completion, 2030 Eighth Street NW includes 62 units clad in an envelope of industrial styled windows that creates an oversized running bond pattern. Interior details throughout 2030 Eighth Street NW reinforce the industrial aesthetic.

Completion on both buildings is slated for later this year.

71 Laight Street - The Sterling Mason

Façade installation has reached substantial completion at Taconic's The Sterling Mason in the Tribeca neighborhood. Designed by Morris Adjmi Architects, the project consists of an existing six-story coffee and tea warehouse structure built in 1905, with a new structure fronting on Greenwich Street. The existing building is clad in red brick and terracotta, while the new structure is clad in an aluminum prefab panel skin with a plasma finish that emulates a brick façade. The renovation and neighboring addition will bring 32 condo units to this rapidly growing neighborhood.
