450 Union Street - Anagram Gowanus

Superstructure is close to topping out at Anagram Gowanus, a 20-story residential rental tower along the Gowanus Canal in Brooklyn. The project joins other Anagram branded developments in Manhattan and is developed by a partnership between Global Holdings, MacArthur Holdings and Tankhouse.

Designed by SO-IL, the tower will be clad in a light green brick, similar to the facade of the architect’s other nearby collaboration with Tankhouse at 450 Warren.

When completed, the 203,000 square foot project will offer 158 apartments, with 20% of the residences set aside under the affordable housing program. Amenities will include a co-working lounge, gym, children’s playroom, and rooftop terraces. A waterfront esplanade along the Gowanus Canal will also be built as part of the development.

Installation of precast panels has finished at Tankhouse’s eight-story residential building at 144 Vanderbilt Avenue in the Clinton Hill neighborhood of Brooklyn. The development is designed by Solid Objectives with Kane Architecture and Urban Design, the third such collaboration between developer and architect. Gate Precast is the manufacturer of the pink hued precast concrete panels, which come in two shades and surface treatments.

When completed, the development will offer 25 residential units in 21 different unit types, including townhomes, flats, split-level units, and duplexes. As with the other two collaborations between SO-IL and Tankhouse, each unit will have considerable outdoor space and exterior circulation from vertical circulation to unit entry.

Residents will have access to amenities that include coworking/lounge space, gym, kids room, shared rooftop garden, and subcellar parking. Amenities will be arranged around two sunken courtyards.

At the corner of Warren and Bond Street in Brooklyn’s Boerum Hill neighborhood, construction is nearing completion on an 18 unit condo building 450 Warren from Brooklyn-based developer Tankhouse. Led by partners Sam Alison-Mayne and Sebastian Mendez, the firm tapped Brooklyn based designers Jing Liu and Florian Idenburg of SO-IL to craft a building that promotes light, air, outdoor space, and privacy in a clustered massing.

Sustainability serves as a key design element of the project, influencing decisions from the outdoor spaces, exterior wall, and interiors. The exterior wall features a green-toned concrete block and large windows with operables that allow for natural ventilation. Along with private terraces, the project also features a central atrium and two courtyard gardens with native plants maintained by a passive irrigation system.

Construction has wrapped up at Amant Foundation’s art campus in East Williamsburg, Brooklyn. Designed by Jing Liu and Florian Idenburg of SO-IL, the campus spreads across four structures connected by courtyards and thoroughfares.
