7 DeKalb Avenue

The City Point development.

Construction has wrapped up at COOKFOX's 7 DeKalb, part of phase two of the City Point development in Downtown Brooklyn. Developed by BFC Partners, Washington Square Partners and Acadia Realty Trust, the 23-story, 225,000 square foot tower is now almost fully rented, with only a handful of its 250 units remaining.

A podium with 660,000 square feet of retail is also included in phase two of the project. Tenants for the retail portion will include Century 21, Target, Alamo Drafthouse, various other smaller scale shops, and a food market. A central street will run through the ground floor retail and allow a public connection between Flatbush Avenue and Gold Street. 

The tower is clad in a unitized metal panel system of light grey zinc that will patina and age over time.

Resident amenities include two lounges, multiple terraces, gym, media/screening room, children's playroom, and bike storage.

City Tower at City Point

Leasing has begun at City Tower, the market rate rental tower from The Brodsky Organization in Downtown Brooklyn.  Designed by COOKFOX Architects, the 48-story, 335,000-square-foot tower is the second of three planned towers for the City Point development site. The tower features a stepped form with setbacks that afford expansive views of Brooklyn, Manhattan, and Queens. An off-white unitized terra cotta panel system clads the tower, changing in tone with the time of day and complementing the unitized metal panel façade of its neighboring affordable tower.

Rentals range from studios to two-bedrooms. Panelized kitchens feature custom cabinetry and appliances by Blomberg, Bertazzoni, Bosch and Grohe and Kohler fixtures. Bathrooms also feature Grohe and Kohler fixtures along with afloating vanity. Five-inch-wide oak plank flooring ties the interior spaces together.

Phase Two includes a 19-story, 225,000 square foot affordable housing tower clad in a unitized metal panel system and a 30-story, 335,000 square foot market-rate housing tower clad in a unitized terra cotta panel system. The design of the taller tower features a stepped form with setbacks at floors 5,11,18, and 24. In total, the two towers will bring 690 residential units to the neighborhood when completed.

Phase Two of Brooklyn's City Point development is making progress, as evidenced on a recent tour of the site. Connected directly to the completed Phase One retail building, Phase Two includes a 225,000 square foot affordable housing tower, a 335,000 square foot market-rate housing tower, and 660,000 square feet of retail. The retail structure has topped out and the residential towers will follow suit by the end of the year. City Point - Phase Two

Work is progressing at COOKFOX Architects' massive, three-phase mixed use development, City Point, in Downtown Brooklyn.  The first phase, completed in 2012, contains a four-story, 50,000 square foot retail building, clad in white and pale gray terra cotta. Phase two will add 660,000 gross square feet of retail, along with 225,000 gross square foot affordable housing tower and a 335,000 gross square foot market-rate housing tower. The material palette of Phase Two appears to draw from that of Phase One, with the additional use of wood, limestone, and metal panels. The third and final phase of the project includes a 600,000 gross square foot tower, the largest in the development, fronting on Willoughby Street.
