252 East 57th Street

Superstructure has reached past the 40th floor at 252 East Fifty Seven, a 65-story residential tower in the Midtown East neighborhood of Manhattan. From developers World Wide Group and Rose Associates, the tower joins the already completed public schools PS 59 and the High School of Art & Design, as well as a Whole Foods in an adjacent base completed in 2012. While originally designed by Roger Duffy of SOM as an iconic, angular structure, the final design under construction is a basic extruded rectangular volume. To break up the facades, a concave slice rips vertically through the three street facing elevations, and the glass curtain wall transitions from flat panels to curved. As the façade flexes inward, a balcony clad in similar curved glass railing is formed alongside. The building will include 175 rental units on the lower floors and 93 condo units above, starting on the 36th floor. Completion is expected next year.

252 East 57th Street

Curtain wall installation has begun at SOM's 65-story mixed use tower, 252 East Fifty Seventh Street, in Midtown East. The overall design for the tower is a typical extruded, rectangular form with curving balconies and a convex to concave slice through the center of the north and east facades. Except for these curved glass units, the curtain wall is a fairly standard design that includes a white spandrel panel at each floor slab, creating a horizontal banding effect. The inclusion of curved glass for the exterior envelop appears to be a new trend in New York, with 50 West and 7 Bryant Park also employing the shaped units as part of their façade design.

252 East 57th Street

Superstructure has reached the seventh floor of SOM's 65-story tower, 252 East Fifty Seven, in the Midtown East neighborhood. The tower joins the already completed public schools PS 59 and the High School of Art & Design and a Whole Foods in an adjacent base completed in 2012.  Originally designed by Roger Duffy of SOM as a signature angular tower that would have fit with the other wannabe icons sprouting up along 57th Street, the project later stalled before reemerging as a far more restrained, boxy tower.  The new design has been revealed in mostly exterior renderings of the upper portion of the tower, showcasing curvy balconies and a concave slice through the center of the tower's facades.  The condo portion of the tower starts on the 36th floor and contains 93 units. Rumors abound that 173 rental units will also be coming to the lower floors but no official announcements have been made at this time.
